Job description

As Swig continues to grow across both franchise and corporate development, we are expanding our Real Estate team to support both corporate and increasing site activity, transaction volume, and cross-functional coordination. This role will support franchise site review, real estate analytics, transaction coordination, and pipeline management across both franchise and corporate development projects.


How You’ll Make an Impact:

  • Source and evaluate prospective drive-thru, end-cap, and freestanding retail opportunities for corporate expansion
  • Review franchisee-submitted site packages and ensure all required information is complete and organized within SmartSheets.
  • Present site recommendations and market strategies to executive leadership
  • Underwrite prospective deals including rent structure, occupancy cost, TI allowances, and ROI projections
  • Negotiate Letters of Intent, leases, amendments, and purchase agreements with landlords and developers
  • Coordinate and review market analytics including demographics, psychographics, traffic counts, and trade area data through Seaker and other platforms.
  • Assist in preparing site analysis summaries, REC presentations, and recommendations for leadership review.
  • Partner with Construction to ensure site feasibility and prototype compatibility
  • Maintain accurate records of franchise site communications, approvals, and decisions.
  • Support lease tracking and compliance efforts to ensure alignment with Swig standards and timelines.
  • Assist in managing corporate development deals from LOI through lease execution and handoff to construction.
  • Maintain and update real estate pipeline tracking documents and reporting tools.
  • Monitor portfolio performance and lease economics across new and existing units
  • Coordinate communication between brokers, landlords, legal counsel, internal stakeholders, and the Real Estate team.
  • Manage broker relationships and cultivate landlord/developer networks in target markets
  • Track and communicate important dates, milestones, deadlines, and deliverables across Construction, Finance, and Operations teams.
  • Help ensure projects move efficiently through the development process with organized documentation and proactive follow-through.

What You’ll Bring to the Role:

  • 4+ years of experience in commercial real estate, retail development, brokerage coordination, analytics, project coordination, or a related field preferred.
  • Bachelor’s degree in Real Estate, Finance, Business Administration, Economics, or a related field preferred.
  • Internship experience in commercial real estate, development, or analytics will also be considered.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Strong analytical and problem-solving skills.
  • Excellent communication and interpersonal skills with the ability to coordinate across multiple stakeholders.
  • Proficiency in Microsoft Excel, Google Sheets, and project tracking tools preferred.
  • Familiarity with retail site analytics platforms such as Buxton, Placer, Seaker, or similar tools is a plus.
  • Self-starter mindset with a willingness to learn and grow within a high-growth organization.
