Senior Associate - Industrial Brokerage

Role Description and Opportunity

Join a high-performing industrial brokerage team in one of the nation's most dynamic markets. We're seeking a talented real estate professional-whether an ambitious early-career associate or a seasoned practitioner-to become an integral part of our team, working within an established industrial brokerage team specializing in various Southern California industrial markets, with opportunities to work on national transactions. This role combines immediate client responsibility with collaborative deal execution and business development, with structured support to help you expand your practice.

What this job involves - This position requires a desire for success, strong work ethic, aspirations for career development in commercial real estate, and the aptitude to handle complex transactions. This is a team-based role, which will require interaction with owners, C-Suite executives, and high level corporate real estate decision makers.

This position will report to Senior Team Leaders and the individual will be involved in all aspects of the evaluation, negotiation, and strategy development. A successful candidate must be articulate; detail-oriented and can directly interface with key client representatives.

  • Attend JLL University ("JLLU") which is a 13-week training, development, and networking program specifically for our new Associate Brokers.

Location: Los Angeles (Downtown LA office) & Inland Empire (Ontario office)

Markets Covered:

  • Primary: San Gabriel Valley industrial market & Inland Empire industrial market
  • Secondary: Surrounding infill LA industrial markets
  • National transactions based on client requirements

Compensation Range: This role is draw and commission eligible.

Responsibilities

  • Support senior brokers' business development activities and identify new opportunities through proactive outreach, research, and networking (cold calls, warm calls, emails, etc.)
  • Prepare property summary books, business development proposals, and presentations for leasing and purchase transactions
  • Execute and manage client assignments including market surveys, financial analysis, investment underwriting, and strategic advisory services
  • Develop and review client materials such as lease comparisons, financial models, cash flow projections, valuation models, and market research reports
  • Shadow senior brokers in transaction negotiation, evaluation, and documentation
  • Monitor and analyze market activity in real time, and contribute to market research (snapshots, overviews, quarterly decks) to support pitches, prospect tracking, and client-specific market information
  • Build and expand relationships with international businesses with an industrial real estate presence in Southern California and across the US
  • Collaborate with JLL brokerage teams locally and nationally, manage relationships with the external broker community, and leverage in-house JLL specialists across capital markets, research, and project management
  • Generate and close transactions, building your own book of business with team support and collaboration
  • Contribute to the evolution of team processes, technology utilization, and market positioning

Qualifications and Requirements

  • A minimum of 0 - 4 (+) years of commercial real estate or business-to-business sales experience
  • Demonstrable success in business development and sales production
  • Strong expertise in commercial real estate financial analysis, including investment analysis, cash flow modeling, lease term analysis, and financing structures, with the ability to translate qualitative and quantitative information into strategic deliverables
  • Proven ability to build and maintain client relationships
  • Advanced proficiency with technology, data analytics, and real estate research platforms (CoStar, LoopNet, etc.)
  • Excellent written and verbal communication skills with ability to create compelling presentations and proposals
  • Self-motivated professional with entrepreneurial mindset and strong work ethic
  • Collaborative team player who thrives in a dynamic, client-focused environment
  • State Real Estate License (must have within 90 days of hire)
  • Previous experience in corporate real estate, consulting, or finance - ideally with an existing network in Southern California industrial markets and relationships with institutional investors, developers, or corporate real estate clients; understanding of real estate fundamentals is a plus
  • Bachelor's degree in Business, Finance, Real Estate, or a related field
  • Mandarin language proficiency to support cross-border transactions and international business development
