We are currently seeking an experienced Maintenance Supervisor to join our team in Sanford, Florida.
Position Overview
The Maintenance Supervisor is responsible for leading the maintenance team, ensuring high-quality apartment and building upkeep, and delivering exceptional service to our residents. This role requires strong leadership, advanced technical skills, and the ability to manage maintenance operations in a fast-paced, detail-oriented environment.
Key Responsibilities
• Lead, train, and develop the maintenance team while modeling professionalism and accountability
• Hire, coach, and retain high-performing maintenance staff
• Ensure timely completion of resident service requests with exceptional follow-up
• Diagnose and assign maintenance tasks involving HVAC, electrical, plumbing, and appliance repair
• Oversee the make-ready and apartment turnover process to support leasing and move-in timelines
• Execute preventative maintenance programs to preserve building systems and property value
• Maintain community appearance through general upkeep, cleanliness, and grounds care
• Ensure efficient operation of all property components and mechanical systems
• Comply with building codes, safety standards, OSHA requirements, and risk-management practices
• Manage annual inspections and ensure regulatory compliance
• Lead capital improvement projects and special maintenance initiatives
• Build and manage vendor relationships while staying within budget
• Create and maintain staffing schedules, including shared 24/7 emergency on-call coverage for local properties
• Ensure all service requests and repairs are completed accurately and on time
Qualifications
• 10+ years of experience in facilities or residential property maintenance
• 3+ years of supervisory experience with proven team-building success
• HVAC, EPA, and/or NAPE certification required
• Strong knowledge of OSHA, MSDS, and risk-management procedures
• Advanced skills in HVAC, electrical, plumbing, and appliance repair
• Basic carpentry, drywall, and painting abilities
• Experience with complex mechanical systems (boilers, chillers, central plant, split systems)
• Strong organizational skills for scheduling and coordinating work across multiple trades
• Detail-oriented with a strong safety mindset
• Excellent written and verbal communication skills
• Professional appearance and demeanor
• Intermediate proficiency with Microsoft Office and comfort with technology platforms
• Ability to lift 25-50 lbs frequently and work in various weather conditions
• Availability for shared on-call rotation and emergency response
