Project Manager – Multi-Family Construction

About the Opportunity

A well-established Calgary-based multi-family developer is looking for an experienced Project Manager to join its growing construction team. The company develops and builds thoughtfully designed multi-family residential, mixed-use, and townhome projects throughout Calgary, with an integrated approach across development, design, and construction.

This is an opportunity to take a key role in delivering large-scale projects while joining a collaborative team with a strong pipeline of upcoming development.

The Role

The Project Manager will oversee projects from pre-construction through construction, occupancy, and turnover, with a particular focus on construction execution and finishing.

Working closely with ownership, site teams, consultants, and trades, you will be responsible for maintaining project budgets, schedules, contracts, quality, and overall delivery.

Key Responsibilities

• Manage multi-family and mixed-use projects through construction, finishing, occupancy, and turnover.
• Develop and maintain project budgets, forecasts, cash flows, and cost reports.
• Manage construction schedules, critical milestones, and project deliverables.
• Coordinate architects, engineers, consultants, site teams, and trade partners.
• Lead trade tendering, scope development, bid evaluation, procurement, and contract awards.
• Administer construction contracts, including CCDC and stipulated-sum agreements.
• Manage RFIs, submittals, shop drawings, change orders, site instructions, and project documentation.
• Review drawings for constructability, coordination, value engineering, and cost optimization.
• Monitor construction progress, quality, risk, and financial performance.
• Review progress draws, invoices, and lender reporting requirements.
• Support permitting, inspections, occupancy, and municipal coordination.
• Provide regular project reporting to senior leadership.
• Mentor and support Project Coordinators and junior members of the project team.
• Collaborate across construction, development, design, finance, and sales teams.

Qualifications

• 3+ years of project management, construction management, estimating, or related experience, preferably within multi-family or commercial construction.
• Experience delivering residential, mixed-use, or commercial projects valued at $10M+.
• Degree or diploma in Construction Management, Civil Engineering, Architecture, Engineering Technology, or a related field is preferred.
• Strong understanding of construction budgeting, cost forecasting, scheduling, procurement, and contract administration.
• Experience with CCDC contracts is preferred.
• Ability to read and coordinate architectural, structural, and MEP drawings.
• Experience with Bluebeam, Revit, AutoCAD, or similar construction/design software is an asset.
• Experience with City of Calgary development and building permit processes is an asset.
• Strong understanding of construction sequencing, particularly through interiors, finishing, deficiencies, occupancy, and turnover.
• Excellent communication, organization, leadership, and problem-solving skills.

This is a full-time, Calgary-based position requiring regular presence in the office and on active construction sites. Candidates should currently reside in Calgary or be willing to relocate.
