Description:

The Live-In Property Operations Supervisor is responsible for the day-to-day operation, maintenance, appearance, and safety of a large condominium community. This is primarily a hands-on maintenance and facilities role, supported by administrative responsibilities related to inspections, vendor coordination, recordkeeping, and resident communication.

The successful candidate will be proactive, dependable, customer-focused, and take pride in maintaining a safe, attractive, and well-operated community.

Requirements:

Property Operations & Maintenance (Approximately 75%)

· Perform and oversee routine maintenance of the community’s buildings, grounds, amenities, and common areas.

· Conduct regular property inspections to identify maintenance, safety, and appearance concerns and address them promptly.

· Perform general repairs involving plumbing, electrical, carpentry, painting, lighting, irrigation, concrete, and other building systems.

· Coordinate and supervise seasonal operations, including snow and ice management, landscaping, irrigation, and pool operations.

· Maintain community amenities, including the swimming pool, parking areas, sidewalks, recreational facilities, and other common elements.

· Coordinate and oversee contractors and vendors, inspect completed work, and ensure quality and site expectations are met.

· Respond to maintenance emergencies and after-hours property issues as required.

· Assist with capital improvement projects and preventative maintenance programs.

· Maintain tools, equipment, supplies, and maintenance inventory.


Administrative & Resident Support (Approximately 25%)

· Coordinate maintenance requests and follow through to completion.

· Maintain maintenance logs, inspection reports, pool records, and other required documentation.

· Assist with vendor scheduling, purchasing, supply inventory, and operational reporting.

· Communicate professionally with residents, management, contractors, and municipal officials.

· Attend Board meetings as requested and provide operational updates.

· Monitor community conditions and report compliance or safety concerns to management.


Qualifications

· Five or more years of facilities, property maintenance, apartment, condominium, commercial building, or similar maintenance experience preferred.

· Strong working knowledge of building systems, general repairs, landscaping, irrigation, snow operations, and property upkeep.

· Experience supervising contractors and coordinating vendors.

· Certified Pool Operator (CPO) certification, or willingness to obtain upon hire.

· Valid driver’s license with an acceptable driving record.

· Comfortable using email, smartphones, and basic computer software.

· Strong customer service, communication, organizational, and problem-solving skills.

· Ability to work independently, prioritize responsibilities, and make sound decisions during emergencies.


Physical & Scheduling Requirements

· Ability to work outdoors year-round in varying weather conditions and perform physically demanding maintenance work.

· Ability to lift, push, and pull up to 75 pounds and safely operate power tools and maintenance equipment.

· This live-in position generally follows a daytime schedule but requires flexibility for snowstorms, utility failures, resident emergencies, and other property-related needs outside normal business hours.
