We are currently seeking a reliable, detail-oriented professional to manage property inspections for mortgage lenders and insurance providers.
Territory, Compensation, and Availability:
This position is designed for an independent contractor residing in close proximity to the target service area. To ensure operational efficiency and minimize travel times, candidates must live within a short commute of the primary territory hub.
- Primary Territory: Approximately 1 hour radius from Omaha
- Estimated Monthly Volume: $3,000 to $4,500 per month, depending on contractor reliability and availability.
- Target Hourly Equivalent: Compensation is paid per completed inspection, structured so that efficient inspectors average $35 per hour.
Scope of Work
Our inspectors perform two primary types of property evaluations: Insurance underwriting surveys and mortgage occupancy checks. All field work is managed through a mobile app on your phone.
Insurance Underwriting Surveys (avg. 10–15 minutes per property)
Capture photographs of all four sides of the property. Use a camera pole to document roof conditions. Identify and record construction materials and potential liability hazards such as swimming pools, trampolines, or missing safety handrails.
Mortgage Occupancy Checks (avg. 5 minutes per property)
Verify property occupancy — approximately 95% of assigned properties are occupied. Complete a brief mobile form, capture 5 to 8 pictures, knock on the door to confirm the borrower's residency, and document the interaction.
Vacant Mortgage Inspections (avg. 10-20 minutes per property)
In the event that a property is vacant, we perform a comprehensive walk-around. Verify utility status, document the property condition, and post a standard notification sticker on the front door. Once the lender takes over the property, these turn into monthly interior inspections.
Technology and the Learning Curve
All inspections are performed using a mobile app. As you answer the questions on a form, the required images will change based on your answers. The app itself if easy to sue and straightforward. The difficulty comes in knowing how to answer the questions and the fine details we encounter when out in the field. Your first inspection make take 30 minutes. Your second 25 minutes. Your third 20 minutes. Etc... The learning curve is steep, and after 2-3 days most inspectors are moving at a comfortable pace.
Scheduling, Routes, and Performance
Work assignments are organized into daily routes and distributed based on your documented availability, performance, and reliability. Contractors who demonstrate consistent reliability are prioritized for higher volume. Routes are finalized and assigned the day prior between 2:00 PM and 6:00 PM. Full-time contractors will receive the maximum volume they can successfully manage, while part-time contractors must closely coordinate their schedules with management. Every assigned route must be completed on the scheduled day. In the event of an unavoidable delay, you must notify management immediately. After 4-6 weeks, you will be switched to auto-assign and will be responsible for planning your own routes.
Training and Support Structure
You will receive training videos and documents showing you how to use the app, perform specific inspections, and complete various job-related tasks. Altogether there is about 45 minutes of training material to review. On your first day you will go out, perform an inspection, notify your manager after you upload, and they will review it before you leave the property. You will work alone, but you will not be alone. Management is available to help you while out in the field. This will continue for the first 2-3 days, or until you get the hang of it and can complete all inspection types.
Contractual Status and Requirements
This is a 1099 Independent Contractor position. As an independent contractor, you are responsible for your own tax obligations. You are highly encouraged to track your business mileage and expenses for tax write-off purposes. Because this is a contract-based role, work volume is not guaranteed and is awarded based on performance, communication, and reliability. Contractors who demonstrate exceptional consistency have the opportunity to secure exclusive coverage of their territory. To qualify, you must possess a highly reliable personal vehicle, a modern smartphone, and a strong work ethic.

2. Discovery Call: Qualified candidates will be invited to a brief discovery call to discuss the role, review compensation details, and address any questions.
3. Onboarding: Candidates who successfully complete the discovery call will proceed to onboarding process. It typically takes 1 week from the discovery call to receive your first assignments.
