Job Summary
We are seeking an Assistant Property Manager for a portfolio of office buildings. This candidate must have strong financial and analytical skills. The candidate will interface directly with the company's executives, tenants and outside vendors.
This is an incredible opportunity for a candidate with a passion for the real estate industry to join a thriving, diverse, fast-paced, highly entrepreneurial investment firm and receive hands on experience.
Compensation will be competitive and based on experience. Training will be provided for the qualified candidate.
Responsibilities
  • Assist Regional and Property Managers with operations, financial transactions and recordkeeping at assigned multi-family properties
  • Communicate with and provide reports to corporate office as requested
  • Ensure vacant units are rent-ready
  • Maintain advertising campaigns, e.g., holding weekend open houses; showing vacancies
  • Complete resident applications and rental agreements
  • Accept and record deposits; schedule and coordinate move-ins
  • Ensure renting activities comply with state and federal laws
  • Manage revenue by collecting and depositing rents by due dates; serve late rent notices and serve 3-day notices to pay; plan and implement annual rent increases
  • Maintain timely and accurate financial records by updating rent rolls, transmitting expense receipts to the corporate office, and maintaining petty cash log and receipts
  • Promote resident satisfaction by maintaining clean and orderly premises (entry, leasing office, garage, grounds, common areas); ensure work orders are completed by on-site maintenance on time and satisfactorily; supervise work of contractors (landscapers, pool services, plumbing, electrical, etc.)
  • Maintain communication with other staff and management by responding to phone calls and requests on work days within 2 hours; send recurring and ad-hoc reports; participate in meetings; and mentor and train other site staff.
  • Handle administration and record keeping: Prepare and distribute notices (rent changes, evictions, enforcement of rules; court actions, etc.); record staff time worked accurately and by deadline; maintain records of completed and outstanding work orders.
  • Work with outside vendors, including architects, engineers, painters, landscapers, carpet installers and other contractors.

Qualifications
  • Bilingual preferred (Spanish)
  • Minimum 2 years in management role in Property Management
  • Distinctive financial and analytical skills
  • Comfortable creating, modifying, and reviewing financial spreadsheets using Excel
  • Ability to communicate and present ideas in a professional and highly demanding environment
  • Excellent writing skills and verbal skills
  • Detail oriented
  • Self-motivated, personable and team player with experience in a fast paced environment
  • Commitment to values and strong business ethics are required
  • Available on nights and weekends, as needed
