Job description

We Are Hiring: Maintenance Technician

Pay Range: $17.00 – $22.00 / hour (Based on experience)

Position Overview:

We are seeking a reliable, skilled, and detail-oriented Maintenance Technician to join our property management team! In this role, you will handle everything from routine service requests and unit turnover prep to advanced trade repairs, ensuring our property grounds and resident homes are maintained to the highest standard.

Key Responsibilities:

  • Unit Turnover & General Repairs: Perform light painting, minor drywall patches, caulking, and door lock/deadbolt replacements. Remove carpet, padding, and old vinyl flooring to prepare units for flooring vendors.
  • Electrical Work: Install light fixtures, ceiling fans, outlets, light switches, and emergency bulbs. Operate electrical testing meters to diagnose shorts and wiring issues.
  • Plumbing Services: Unclog waste lines, snake drains, pull toilets, and replace shower cartridges, garbage disposals, faucets, shutoff valves, and toilet flanges. Repair supply/drain lines and service water heaters.
  • HVAC Maintenance: Replace fan motors, contactors, capacitors, thermostats, and air filters. Clear condensate drain lines and perform system troubleshooting.
  • Appliance Repair: Diagnose appliance failure codes, clear defrost drains, repair ice makers, and install stove elements, infinity switches, hard start kits, and dishwashers.
  • Carpentry & Structural: Repair subflooring, remove and install interior/exterior doors, and address structural fixes.
  • Pool Care & Operations: Handle routine vacuuming, chemical testing, and backwashing. Oversee seasonal pool opening/closing, replace filter sand, repair plumbing lines, and manage chemical inventory.
  • Grounds, Operations & Admin: Maintain property curb appeal through trash cleanup, pressure washing, breezeway cleaning, and seasonal snow/ice removal. Manage work orders and material purchasing via tablet, keep shop inventory organized, and participate in an after-hours rotational on-call schedule.

Qualifications:

  • Practical experience in general maintenance, light trades, or property turns.
  • Diagnostic abilities across electrical, plumbing, HVAC, or appliance systems are a strong plus.
  • Strong customer service, communication, and teamwork skills.
  • Participate in a rotational after-hours on-call shift.
