Title:  Maintenance Technician and Property Inspector

CKC Properties, LLC. is a real estate development and management company specializing in commercial and residential properties in Charleston, SC. With several new projects underway, we are looking for a dynamic, energetic team member to help maintain, inspect, and manage our short- and long-term properties.

The ideal candidate is a reliable and experienced maintenance professional who is detail-oriented, proactive, and capable of identifying and addressing issues before they become larger problems. This individual should have strong interpersonal and communication skills, be comfortable working with a wide range of people, and be equally motivated to work independently and take ownership of tasks that need to be completed.

The role will involve routine property inspections, preventative maintenance, repairs, vendor coordination, and helping ensure that our properties are operating at the highest possible standard. The successful candidate will take pride in the appearance, functionality, and overall condition of each property.

Job Type: Full-time (40+ Hours/week)

Training Schedule will be Thursday to Monday 9am to 5pm. After completion of training program, the General Hours will remain Thursday to Monday 9am to 4pm with after-hours calls. The weekly schedule will include working two weekend days and some holidays, depending on workload due to the workflows of the Hospitality Industry.

Job Requirements:

·       Resourceful and Mechanically Inclined - must be experienced with hands on maintenance and repairs.  

o   Basic mechanical skills (clearing condensate lines, changing filters, diagnosing mechanical issues)

o   Basic carpentry skills (ability to use tools

o   Basic drywall and paint skills (Patch walls and touch up paint)

·       Vehicularly inclined – Must be able to operate a truck towing a dump trailer.

·       Excellent Attention to detail- Must be able to inspect properties and units during guest turnover and relay any missed cleaning items or maintenance issues to management team.

·       Technologically Inclined - Must be able to use Microsoft Office and Google Suite programs, as well as our online booking platforms. 

·       Excellent communication skills – Must be able to effectively communicate with guests and team members.

·       Excellent interpersonal and conflict resolution skills.

·       Strong organizational and time management skills.

·       Have a reliable form of transportation and cell phone.

Education Requirement:

Bachelor's Degree or equivalent is desired but not required

Compensation:

$25/hour through 60-day probationary period as independent contractor

$55,000-$60,000 (dependent on experience) annually as W-2 employee status after 60-day probationary period

$100/month cell phone and gas allowance after 60-day probationary period

Health Insurance or Health Stipend after 60-day probationary period

Bonus based on performance is not guaranteed but likely

Job Responsibilities:

Communication & Guest Relations:  Communicate clearly, professionally, and positively with current, incoming, and prospective guests. Coordinate effectively with cleaning staff, maintenance vendors, contractors, and other team members to ensure vacation suites are properly prepared and maintained. Build and maintain positive relationships with guests and promptly address and resolve questions, concerns, and complaints.

Property Oversight & Inspections: Conduct daily inspections of assigned properties and ensure that exteriors and common areas are clean, orderly, and well-maintained. Monitor garbage areas, pools, landscaping, parking areas, and other common spaces. Oversee vacation rental turnovers, coordinate cleaning schedules, conduct move-out and post-cleaning inspections, and manage door code changes for guest check-ins and check-outs.

STR/LTR Maintenance & Turnover:

Respond to and oversee the timely and successful completion of maintenance requests. Take a hands-on approach to maintenance and repairs, completing work independently and in-house whenever practical. Coordinate with independent contractors on larger or specialized maintenance needs and ensure issues are resolved efficiently and to the satisfaction of guests and tenants. Conduct follow-up inspections to confirm that work has been completed properly. Coordinate pest control, landscaping, preventative maintenance, and other contracted services. Schedule and oversee maintenance, painting, cleaning, and other work associated with long-term apartment turnovers.

Construction Punch-Listing, Assistance & Logistics:

When time allows, assist the construction team with project punch-listing, material and equipment runs, dump runs, site organization, and other project-related tasks as needed.

Scheduling & Coordination:

Assist the Property Manager with creating and maintaining an accurate weekly maintenance schedule for the Employer, cleaning staff, contractors, and other CKC team members. Ensure all team members are aware of scheduled work and coordinate maintenance activities around guest arrivals, departures, tenant needs, and other property priorities.
