Job Summary
The Construction Superintendent oversees on-site construction, renovation, repair, and make-ready operations across Ashland Greene’s multifamily communities in the Dallas–Fort Worth area. This role leads in-house construction teams and coordinates with subcontractors and vendors to ensure projects are completed on time, within budget, and to company quality standards. The ideal candidate is a hands-on leader with strong multifamily renovation experience (including older assets), operational discipline, Spanish fluency, and established relationships with local trades. This role is essential to reducing vacancy loss, improving unit turn efficiency, and maintaining consistent construction quality across the portfolio.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Project Oversight 

  • Oversee daily construction, renovation, and make-ready operations across multiple multifamily communities. 

  • Supervise unit turns including painting, flooring, drywall, appliance installation, and cosmetic upgrades to ensure rapid readiness for occupancy. 

  • Manage interior and exterior renovation projects, including plumbing, electrical, HVAC, roofing, carpentry, and common-area improvements. 

  • Develop and maintain project schedules, scopes of work, and budgets; track progress and report updates to senior leadership. 

  • Conduct regular site inspections to ensure quality control, safety compliance, and adherence to local building codes. 

Team Leadership and Supervision 

  • Lead and manage in-house construction labor teams, including painters, make-ready technicians, flooring crews, and skilled trades. 

  • Manage team productivity, time allocation, and performance to maximize output and efficiency. 

  • Train and mentor team members on best practices, safety standards, and company procedures. 

  • Provide clear directions, feedback, and corrective action when needed to maintain performance standards. 

Vendor and Contractor Coordination 

  • Coordinate with local subcontractors, tradesmen, and vendors to ensure proper staffing and timely execution of work. 

  • Leverage established labor and vendor relationships to support high-volume turn seasons and urgent repair needs. 

  • Review vendor work for quality and completeness; collaborate with property management and accounting on invoice approvals. 

Operational Efficiency 

  • Manage materials, tools, and construction inventory to ensure cost-effective use of resources. 

  • Communicate regularly with property managers and regional teams to align construction schedules and minimize vacancy loss. 

  • Identify workflow issues, troubleshoot on-site challenges, and implement solutions to prevent delays. 

Safety and Compliance 

  • Enforce OSHA regulations and Ashland Greene safety policies at all job sites. 

  • Ensure all work complies with city, county, and state building codes and permitting requirements. 

  • Maintain accurate documentation of inspections, repairs, and construction activities. 

EDUCATION / EXPERIENCE

  • High school diploma or equivalent required; technical or trade certifications preferred. 

  • Minimum of 5 years of experience in construction supervision, renovation, or multifamily maintenance. 

  • Proven experience managing renovation and make-ready projects in older multifamily communities. 

  • Fluency in Spanish (verbal and written) required. 

  • Strong working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, and flooring. 

  • Valid driver’s license and reliable transportation required; ability to travel between DFW-area properties. 

COMPETENCIES

WORK CONDITIONS

  • Full-time position requiring regular travel between properties. 

  • Standard schedule: Monday–Friday, with flexibility for weekends, after-hours work, or emergencies as needed. 

  • Physical requirements include lifting up to 50 lbs., climbing ladders, performing site walks, and working in varying weather conditions.
