Job description

Maintenance Tech
Schedule: Monday-Friday 8am-5pm
Pay Range: $20-$22 Hourly

Seeking an experienced maintenance tech to work in a multi-family housing area. WIll be responsible for troubleshooting, repair and installation of various items, to include, but not limited to, Plumbing, Refrigeration, Electrical, Mechanical and other duties.

Key Responsibilities
  • Respond to maintenance requests: Address service requests from residents and property management staff in a timely and professional manner, including after-hours emergency calls on a rotating basis.
  • Perform routine maintenance and repairs: Conduct repairs and maintenance in a variety of areas, including
  • Plumbing: Fixing leaks, unclogging drains, and repairing toilets, sinks, and bathtubs.
  • Electrical: Installing and repairing fixtures, switches, and outlets, and troubleshooting wiring issues.
  • HVAC: Maintaining, troubleshooting, and repairing heating, ventilation, and air conditioning systems.
  • Carpentry and Structural: Repairing floors, doors, cabinets, and drywall; light masonry work; ensuring structural safety.
  • Appliances: Installing, repairing, and maintaining common household appliances like refrigerators, stoves, and dishwashers.
  • Prepare vacant units ("Make-Ready"): Ensure vacant apartments are clean, painted, and fully functional for new tenants, often involving a detailed checklist.
  • Groundskeeping and Common Areas: Maintain the cleanliness and appearance of all common areas, hallways, and exterior grounds, including trash disposal, landscaping (mowing, trimming), and seasonal duties like snow removal.
  • Inspections and Preventative Maintenance: Conduct regular inspections of the property's systems (fire safety, security, etc.) to identify and address issues proactively and perform scheduled preventative maintenance.
  • Inventory and Documentation: Maintain accurate records of all maintenance work performed and track inventory to ensure adequate supplies are in stock.
  • Vendor Coordination: Oversee and manage work done by external contractors and vendors for specialized repairs when necessary.
Required Skills and Qualifications
  • Experience: A minimum of 1-2 years of experience in property management maintenance, general maintenance, or a related field is typically preferred.
  • Technical Skills: Strong working knowledge of electrical, plumbing, and HVAC systems, along with proficiency in using various hand and power tools.
  • Soft Skills: Excellent problem-solving, communication, and customer service skills to interact effectively with residents, staff, and vendors.
  • Physical Requirements: Ability to lift heavy objects, climb ladders, and stand, walk, bend, and kneel for extended periods.
