We are seeking an experienced and motivated Maintenance Supervisor to lead the maintenance operations at one of our thriving residential communities.

Position Overview

As the Maintenance Supervisor, you are the leader of the property's maintenance team, responsible for upholding the quality and safety of the entire community. This role is a blend of hands-on technical work and strategic supervision, where you will guide your team, manage property upkeep, and ensure an exceptional living experience for our residents. This position will be required to respond to after-hours on-call maintenance emergencies on a rotating schedule.

Key Responsibilities
  • Team Leadership: Lead, train, and supervise the on-site maintenance team. You will manage daily schedules, assign work orders, conduct performance reviews, and foster a professional, team-oriented environment.
  • Hands-On Maintenance amp; Quality Control: Oversee and perform advanced, hands-on maintenance and repairs in HVAC, plumbing, electrical, and carpentry, ensuring all work meets Westland's high standards.
  • Operations Management: Manage the property's work order system from start to finish. You will coordinate and inspect the work of outside vendors and oversee the "make-ready" process to ensure timely turnover of vacant units.
  • Budget amp; Inventory Control: Assist the Community Manager with budget management for maintenance operations. You will control inventory and order necessary supplies and parts to maintain efficiency and stay within budget.
Qualifications

Required for All Applicants:

  • English Proficiency: Must be able to read, write, and speak English fluently to effectively communicate with residents, staff, and vendors, and to interpret technical manuals and safety instructions.
  • 2-3+ years of experience in a maintenance supervisory role in a residential property setting.
  • Demonstrated experience supervising one or more employees.
  • Advanced hands-on knowledge of HVAC, plumbing, and electrical systems.
  • EPA Universal Certification.
  • HVAC Certification (required for positions in NV, TX, and San Bernardino County, CA).
  • A valid Driver's License and reliable transportation.
  • Ability to participate in an on-call rotation for emergencies.
  • General computer skills for managing work orders and reporting.
    • For Higher Levels (II-V): Additional experience managing progressively larger properties (200-750+ units) and teams is required.
