Luxury Property Manager & Estate Maintenance Manager

Position: Property Manager / Estate Maintenance Manager

Location: Newport RI

Employment Type: Full-Time

We are seeking an experienced, trustworthy, and highly responsible Property Manager / Estate Maintenance Manager to oversee the care, maintenance, and operation of a portfolio of luxury homes and high-end rental properties.

The ideal candidate will have 10–15 years of experience in luxury property management, estate maintenance, or a related field and possess exceptional attention to detail, strong organizational skills, and a commitment to maintaining the highest standards.

Responsibilities:

  • Manage and oversee the maintenance and operation of high-end residential properties.
  • Coordinate and maintain preventative maintenance schedules.
  • Perform minor carpentry repairs and general maintenance tasks.
  • Conduct regular property inspections to ensure homes remain in excellent condition.
  • Oversee HVAC filter changes and routine maintenance procedures.
  • Manage vendor relationships and coordinate outside contractors as needed.
  • Supervise rental check-ins and check-outs.
  • Verify that properties are cleaned, stocked, and fully prepared for incoming guests.
  • Conduct quality-control inspections to ensure homes meet luxury hospitality standards.
  • Monitor property systems and identify maintenance needs before issues arise.
  • Maintain maintenance records, schedules, and property documentation.
  • Respond promptly and professionally to property needs and emergencies.

Qualifications:

  • Minimum of 10–15 years of relevant experience in luxury home management, estate management, or property maintenance.
  • Strong knowledge of home systems, preventative maintenance, and minor carpentry repairs.
