Job description

We are seeking someone to manage construction projects from beginning to end including, but not
limited to the following:
Determine and define the scope of work and deliverables
Predict resources needed to complete the project
Review and amend budgets based on the scope of work and resources required
Identify project alternatives and value engineering
Develop process and procedures to enhance efficiency and increase profits
Identify and obtain necessary permits, statutory approvals, and other regulatory prerequisites, as
needed
Identify subcontractors and suppliers and solicit bids
Vet, select and manage subcontractors and suppliers
Negotiate contract agreements with external vendors and suppliers
Provide direction over contracts and subcontracts
Review and manage the approval process for vendor invoices
Supervise multiple crews simultaneously on multiple projects
Prepare and manage construction schedule, including preparation for look-ahead schedules.
Oversee the schedule of materials, deliveries, subcontractors, inspections, and company personnel to
meet the project schedule.
Prepare submittal log to ensure that material will be available to the jobsite to compliment the project
schedule
Issue schedule updates weekly and corrective plans to get back on schedule if necessary
Conduct daily site checks to monitor progress and monitor quality standards to maintain strict control
over the accuracy and quality of each work activity.
Verify jobsite security to minimize vandalism, theft, property damage, and loss
Ensure appropriate safety and precautionary signage is in place throughout the jobsite including
information for the nearest emergency health facility.
Ensure all toolbox talks are taking place on projects and submitted to the office for record keeping

Ensure work is done in compliance with all relevant building and safety codes
Issue weekly progress updates regarding cost variances and corrective plan, if necessary
Allocate and manage resources to ensure that they are available when they are needed throughout the
construction projects
Coordinate efforts across the entire project between architects, designers, engineers, and subcontractors
Resolve complex construction related issues, disputes, and disagreements
Ensure punch list items are completed

Job Requirements
Bachelor’s degree in Engineering or Construction Management
10+ years minimum experience as a superintendent or associated responsibilities in residential
construction project management
Proficient in reading and understanding blueprints and drawings
Proficient in MS Office Suite including MS Project and other scheduling software
Excellent communication skills and interpersonal abilities
Demonstrated knowledge of construction, engineering, and architecture principles
Ability to budget, schedule, negotiate and control costs
High degree of familiarity with contract and subcontract documents, terms and conditions
Conflict resolution and conflict management experience
Able to multitask with a strong understanding of core manager duties
Dedication to the team

Small Minority Developer/GC with a strong focus on building single family homes and multi-unit
buildings in gentrifying communities located on the west side of Chicago seeks a senior level
professional to run the residential new construction projects (this is a hands on opportunity). Ideal
candidate must be a hybrid consisting of a Project Manager and Superintendent skillsets. Candidate
must be capable of completing projects without the assistance or support of other members within the
company. Candidate will handle everything required from a project management perspective, from a
field supervision perspective, and a quality control perspective.
