Job Description and Compensation Outline for Specialty/Cleaning Technician

Position Overview Accountable Custodial & Maintenance is seeking a skilled Specialty Cleaning Technician to perform advanced cleaning services across commercial, government, medical, & residential properties throughout Western Washington. This role requires technical expertise, safety consciousness, and the ability to deliver exceptional results on specialized cleaning projects.

Primary Responsibilities (dependent on training & experience & ability) Specialty Cleaning Services We Provide:

Perform window washing up to 15 stories

Execute pressure washing for buildings, sidewalks, parking lots, & exterior surfaces

Conduct carpet cleaning using EPA Safer Choice certified products

Provide floor services including scrubbing, stripping, waxing, & restoration

Complete roof & gutter cleaning

Perform HVAC cleaning & maintenance

Execute high dusting for ceilings, vents, light fixtures, & hard-to-reach areas

Operate aerial lifts & specialized equipment safely

Quality & Safety:

Follow detailed cleaning protocols & safety procedures

Wear appropriate PPE for all tasks

Maintain & clean equipment after each use

Conduct basic equipment maintenance & report repair needs

Ensure compliance with OSHA & company safety standards

Customer Service:

Communicate professionally with clients on-site

Address customer questions & concerns courteously

Ensure work areas are left clean & organized

Represent company values of quality & reliability

Experience & Skills:

2+ years of specialty cleaning experience preferred

Proven experience in at least 2-3 specialty services (window washing, pressure washing, floor care, etc.)

Ability to work at heights & in various weather conditions

Strong attention to detail & quality standards

Physical ability to lift 50+ lbs & perform repetitive motions

Valid driver's license with clean driving record

Certifications (Required or Willing to Obtain):

Lift Operator Certification

CPR/First Aid

SPRAT Level 1 (for rope access window washing) - preferred or willing to train

Technical Knowledge:

Understanding of cleaning chemicals & proper dilution ratios

Knowledge of surface-specific cleaning methods

Equipment operation & basic maintenance

Water conservation & waste reduction practices

Preferred Qualifications:

Experience with EPA Safer Choice or green cleaning products

HVAC cleaning or technical training

Construction site cleaning experience

Familiarity with government or medical facility cleaning standards

Bilingual (English/Spanish) a plus

Physical Requirements:

Ability to stand, walk, bend, & kneel for extended periods

Comfortable working at heights (up to 15 stories)

Capable of lifting & carrying 50+ lbs regularly

Ability to climb ladders

Ability to operate aerial lifts a plus

Work in various weather conditions (heat, cold, rain)

Manual dexterity for operating equipment & tools

Work Environment:

Indoor & outdoor work sites

Commercial buildings, government facilities, schools, medical centers, construction sites
