Luxury Residential Project Manager – Represent Owner Interests on Premier South Florida Residential Developments


Job Overview:

The Opportunity:

As the on-site Owner's Representative, you will act as the crucial eyes and ears for leadership on our flagship Bay Harbor Islands development. You will drive project success by holding general contractors highly accountable to budgets, timelines, and rigorous quality standards. This role offers an independent, high-impact platform to run complex South Florida developments while scaling directly with our rapidly expanding organization.


How You Will Make an Impact:

  • Manage the primary daily relationship with the hired General Contractor to keep the project on schedule and aligned with contract terms.
  • Review monthly pay applications and conduct regular site walkthroughs to verify that physical field progress accurately matches billing submissions.
  • Analyze, negotiate, and approve or reject change order requests to protect the developer's budget and mitigate cost overruns.
  • Coordinate critical workflows between the general contractor, architects, engineers, and municipal inspectors to maintain momentum.
  • Track all open RFIs, submittals, and material procurement logs systematically to preemptively eliminate field delays.
  • Provide regular project progress and compliance reports to executive leadership to bridge communications between Florida and New York.


Required Qualifications & Experience:

  • Proven experience managing general contractor relationships from the owner, developer, or consultant side.
  • Strong proficiency in analyzing GC contracts, processing pay applications, and managing change orders.
  • Ability to accurately read and interpret complex construction drawings, structural specifications, and project schedules.
  • Excellent communication skills with a track record of documenting site activities and professionally holding partners accountable.


Preferred Qualifications & Experience:

  • Bachelor’s Degree in Construction Management, Engineering, Architecture, or a related field.
  • 3 or more years of project management experience specifically within South Florida ground-up residential construction.
  • Working knowledge of Florida Building Code and local Miami-Dade permitting and inspection processes.
