Job description

NEEDED IMMEDIATLEY 


MUST PASS A BACKGROUND AND DRUG SCREEN  

Looking for a Maintenance Technician for 208 units, Class A, apartment community in Lake Charles, LA. Your overall responsibility will be to ensure that the units and other property facilities remain in good working order. You will be solely responsible for tasks and assignments to perform as needed, which may include service requests and preparing units for rent availability (including drywall repair and painting units). You will also keep a planned preventive maintenance schedule. General maintenance and upkeep of outdoor landscape, dumpster areas, and grounds.

Your specific duties in this role will include:

  • Prioritizing maintenance requests and handling each order in an efficient and timely manner
  • Overseeing each work order to ensure that it is properly and quickly completed, or personally repairing or replacing the equipment
  • Delegating to outside Vendor when more than one associate is needed, completing the job
  • Contacting vendors for any work not performed by staff and overseeing and approving all vendor work
  • Maintaining tasks for a preventive schedule
  • Ensure make-readies remain on schedule for new rental
  • Keeping the shop organized and in good working order
  • Ordering parts and supplies as needed
  • Keeping the Property Manager informed on the overall condition of the property and coordinating resolution of outstanding issues
  • Overseeing the landscape and housekeeping functions of the property as needed
  • Hearing resident complaints and reporting to management for appropriate resolution.
  • Working on-call as required
  • Performing other miscellaneous duties as assigned

Qualifications

Candidates must be highly motivated, positive, team-oriented, have a professional appearance, be highly detailed, performance driven, organized, excellent service skills, able to manage and organize multiple projects and meet deadlines.

Minimum 3 years of experience in performing residential repairs and maintenance of home-related mechanical equipment and structures.

Required: Basic knowledge and proven experience of the repair and maintenance of other household appliances, plumbing, electrical, lighting, drywall repair, painting, HVAC systems, handyman, and/or construction experience. Applicant must be able to physically stand and walk for long periods, climb stairs, lift and/or move heavy items.

Ability to communicate well in a professional manor and provide excellent customer service to residents.

HVAC certified is a plus.

HS Diploma or GED

Must pass criminal background and drug screen as well as possess a valid Driver's License.

Weekend work & On-Call Emergency Maintenance may be required.
