Job description

About the Role:

We are seeking an experienced and skilled Building Engineer to join our team and manage the daily operations and maintenance of a commercial office building. The ideal candidate will have extensive experience in commercial real estate, with expertise in maintaining HVAC, electrical, plumbing, and building automation systems. This role involves ensuring tenant satisfaction, maximizing energy efficiency, and maintaining a safe and compliant workplace.

Minimum Qualifications:

  • Minimum 3-5 years of experience in building engineering, with a focus on commercial office spaces.
  • Proficient in operating and maintaining HVAC, electrical, plumbing, and BAS systems.
  • Strong understanding of building codes, safety standards, and regulatory compliance.
  • Excellent troubleshooting and problem-solving skills.

Preferred Qualifications:

  • Certifications such as Universal EPA Refrigerant Certification (CFC), HVAC Technician Certification, or BOMI SMT/SMA.
  • Experience working in Class A or B office buildings.
  • Familiarity with energy management systems and green building practices.

Responsibilities:

  • Operations & Maintenance
    • Perform routine inspections, preventative maintenance, and repairs of building systems, including HVAC, electrical, plumbing, and fire/life safety systems.
    • Diagnose and resolve issues to ensure uninterrupted building operations.
    • Monitor and optimize Building Automation Systems (BAS) to maintain tenant comfort and energy efficiency.
  • Tenant Support
    • Respond promptly to tenant service requests and ensure timely resolutions.
    • Maintain strong communication with tenants regarding building operations and maintenance activities.
  • Energy Efficiency & Sustainability
    • Monitor energy consumption and recommend improvements to optimize energy efficiency.
    • Collaborate with property management to implement green building practices.
  • Compliance & Safety
    • Ensure all building systems comply with local, state, and federal regulations.
    • Oversee fire alarm, sprinkler, and emergency systems testing and inspections.
    • Adhere to OSHA and other workplace safety standards.
  • Vendor Coordination
    • Manage relationships with contractors and service providers, including scheduling, supervision, and quality assurance.
    • Oversee projects such as tenant build-outs, major repairs, and system upgrades.
  • Record Keeping & Reporting
    • Maintain detailed logs of maintenance, inspections, and repairs.
    • Assist property management with budget preparation and tracking maintenance expenses.

Skills:

  • Ability to work independently and prioritize tasks in a fast-paced environment.
  • Strong communication and customer service skills to interact with tenants and property management effectively.
  • Basic proficiency with maintenance management software and Microsoft Office Suite.
