Minimum qualifications:
  • Bachelor's degree or equivalent practical experience.
  • 10 years of experience leading negotiations or business development.
  • Experience negotiating legal and commercial agreements, conducting agreement negotiations, working across organizational boundaries, and managing entity structures.

Preferred qualifications:
  • MBA or Master's degree.
  • Experience in real estate development, evaluation, acquisition, construction, and site selection for industrial-scale projects.
  • Experience in managing and negotiating government incentives and economic development agreements.
  • Experience with power transmission and distribution,data center technology, industrial-class electrical and cooling technology, or other related technical areas (e.g., understanding of technical requirements like redundancy models (N 1, 2N) and power density).
  • Ability to execute in fast-paced, dynamic, collegial and collaborative environments.
  • Track record of success working with large-scale industrial developers or a major cloud provider.

Responsibilities
  • Own end-to-end negotiation and execution of high-value real estate agreements, colocation leases, power purchase agreements, and joint ventures.
  • Architect commercial models like NNN leases and sales-leasebacks, negotiating business terms with Legal and Finance to mitigate long-term operational risks.
  • Conduct research and modeling to assess capacity needs and strategic expansion markets, while cultivating relationships with key colocation providers and developers.
  • Build business cases using Net Present Value (NPV) and Return on Investment (ROI) metrics, presenting agreement summaries to executive leadership to justify multi-million-dollar investments and secure approvals.
  • Interface between internal technical teams and external partners, implementing tracking systems to align infrastructure needs with commercial reality.
