Professional Land Surveyor / Project Manager โ€“ NC / SC / GA

Holmes Geospatial is seeking a full-time Professional Land Surveyor / Project Manager to join our Geomatics team. This position is ideal for a licensed surveyor who enjoys leading projects from kickoff through final delivery, working closely with field crews, CAD technicians, UAV staff, SUI staff, fellow PLS professionals, clients, and agency reviewers.

With headquarters in Asheville, NC, and additional regional offices in NC and SC, Holmes Geospatial serves private and public clients throughout North Carolina, South Carolina, Georgia, and Tennessee on a wide variety of design, development, infrastructure, and construction-related projects. Our Geomatics team provides services including Boundary Surveys, Topographic Surveys, Planimetric Surveys, ALTA/NSPS Land Title Surveys, As-Built Surveys, Easement Plats, Right-of-Way Surveys, Construction Layout support, UAV Mapping, and related professional surveying services.

Position Overview

The Professional Land Surveyor / Project Manager will be responsible for managing assigned survey projects from initial project review through final deliverables. This includes reviewing scope, budget, and schedule; preparing work plans for field and office staff; coordinating field work, CAD production, UAV mapping, and SUI-related services when applicable; performing boundary analysis and survey calculations; reviewing deliverables; communicating with clients and review agencies; and ensuring projects are completed accurately, efficiently, and professionally.

Key Responsibilities
  • Lead assigned survey projects from kickoff through final delivery.
  • Review project agreements, scopes of work, budgets, schedules, assumptions, and client expectations.
  • Prepare project documents for field and office execution, including research, worksheets, control information, maps, title documents, and field crew instructions.
  • Perform deed, plat, right-of-way, easement, title, and public records research.
  • Complete boundary determinations, survey calculations, point management, field data processing, and quality control reviews.
  • Coordinate and provide direction to field crews, CAD technicians, UAV staff, and SUI staff as needed.
  • Monitor project scope, budget, and schedule, and communicate potential issues proactively to team leadership and clients.
  • Review field data, survey control, raw data processing, accuracy reports, CAD files, plats, maps, and deliverable packages.
  • Prepare, review, or oversee the drafting of Boundary Surveys, Topographic Surveys, As-Built Surveys, Easement Plats, ALTA/NSPS Land Title Surveys, and related deliverables.
  • Address ALTA Table A items, title commitment matters, agency comments, peer review comments, and client revisions when applicable.
  • Participate in peer review and QA/QC processes to help maintain Holmes Geospatial standards.
  • Communicate regularly with clients, internal team members, review agencies, and leadership regarding project status and deliverables.
  • Mentor and support field and office staff in a collaborative team environment.
Desired Qualifications
  • Professional Land Surveyor licensure required, with licensure in North Carolina, South Carolina, and/or Georgia preferred.
  • High School Diploma or G.E.D. required; additional education in surveying, geomatics, engineering technology, or related field is a plus.
  • Valid driverโ€™s license and good driving record.
  • Experience managing survey projects, schedules, budgets, field crews, and CAD deliverables.
  • Progressive experience in survey field work, CAD drafting, boundary analysis, and project coordination.
  • Strong knowledge of boundary surveying, topographic surveying, easements, rights-of-way, ALTA/NSPS Land Title Surveys, and construction/design survey support.
  • Proficiency with AutoCAD and Carlson Survey preferred.
  • Ability to analyze deeds, plats, title documents, field evidence, survey control, and record information.
  • Strong written and verbal communication skills.
  • Ability to work well in a team environment, teach and mentor others, and remain open to learning.
