Summary: The General Manager serves the Board and the overall Association to protect and enhance the value of the collective assets, the perception of the community, and the quality of life for the community. The General Manager is responsible for overseeing both day-to-day management operations as well as the achievement of stated long-range goals. The General Manager coordinates and plans service activities in all Association areas and aids in formulating and administering organization policies by performing the following duties personally or through subordinates, contractors, and vendors consistent with stated and implied Association goals, policies, and procedures.


This is an in-office position.

Requirements:

Essential Duties and Responsibilities:

  • Implement Board policy and directives within the scope of the management contract.
  • Assist the Board of Directors with strategic planning initiatives.
  • Prepares annual budget estimates for Board action and approval. Reports the monthly financial obligation of the Association and distributes the financial data to the Board of Directors. Develop and administer annual operating and capital budgets in accordance with the governing documents, state statutes, and Board policies.
  • Prepares schedules and establishes priorities for routine and special work projects.
  • Administers the various functions of the community within the projected and approved operating budget and advises the Board of Directors of significant operational problems or deviations from the management plan.
  • Provide regular status updates to the Board on all ongoing projects and obtain Board feedback/approval as necessary.
  • Acts as liaison between the Board of Directors and residents in the execution of the established policies and the conveyance of resident grievances.
  • Analyzes financial reports, coordinates input of professional advisors, and implements recommended procedures.
  • Facilitate Annual Meetings and Elections.
  • Establishes priorities, provides advice to the Board concerning major expenditures.
  • Supervises expenditures to conform to budget guidelines.
  • Establishes budget controls and prepares budget recommendations.
  • Ensures day-to-day compliance with the Injury and Illness Prevention Program, Hazard Communication Program, and any supplemental programs that are required by CAL or FED/OSHA for the facility.
  • Work with subcontractors and Association volunteers to communicate and implement the specific decisions of the Board of Directors.
  • Prepare minutes and an action item list following board meeting.
  • Delegate and assist in the completion of punch list items as appropriate.
  • Create a sense of community in the Association through positive service and communication.
  • Responsible for supervising and directing team members to achieve results. Provides guidance and direction to ensure overall departmental success.
  • Participates in the hiring process by interviewing potential team members and selecting those who best meet staffing needs. Onboards and trains new hires.
  • Follows all Human Resources policies including knowledgeable of company policies, applicable employment and labor laws, and ensures compliance within the team.
  • Ensures staff receive required training and attend mandatory meetings.
  • Ensures team members have current knowledge of processes and procedures to provide satisfactory client service. Keeps staff informed about policy updates.
  • Monitors and develops team member performance, including supervision, scheduling, planning, employee engagement, and retention.
  • Provides regular feedback, coaching, and performance evaluations while administering disciplinary action when needed to direct reports.
  • Makes merit decisions within budget and/or established guidelines and reviews, monitors, and approves timecards for accuracy.
  • Practices and adheres to Keystone’s Core Values, Mission, and Vision.
  • Any additional job duties as required by the supervisor.


Qualification Requirements:

  • Must possess valid Driver’s License and maintain clean MVR.
  • Must have reliable transportation and the ability to drive to and from communities.
  • Knowledge of landscape and maintenance issues and ability to provide guidance to contractors/vendors.
  • Certification through CAI or CACM.
  • Excellent oral and written communication and listening skills.
  • Interpersonal problem-solving and conflict management skills.
  • Excellent financial acumen and budgeting skills.
  • Proficient in project management and organizational skills.
  • Effective influencing and relationship-building skills.
  • Takes accountability and holds others accountable.

Education and/or Experience:

  • 3 or more years of experience as an onsite General Manager.
  • 3 or more years of experience as a supervisor.
  • High School Diploma or GED required.
  • Bachelor’s Degree preferred.
