PROPERTY MANAGER — SELF STORAGE

LAKELAND, FLORIDA | POLK COUNTY MARKET

Storage Zone Self Storage & Business Centers is expanding, and we are seeking a driven, hands-on Property Manager to operate one of our multi-million-dollar self-storage facilities in the Lakeland, Florida / Polk County market.


This is not a traditional front-desk position, and it is not a desk-only management role.

As the Property Manager, you will take ownership of the sales, customer service, collections, maintenance, appearance, and overall financial and operational performance of your assigned facility.

You will be expected to identify problems, implement solutions, protect revenue, maintain high property standards, and produce measurable results.

WHAT YOU WILL OWN

As a Storage Zone Property Manager, you will be responsible for:

  • Managing the day-to-day operation and performance of the property
  • Monitoring revenue, occupancy, rentals, collections, delinquency, expenses, and overall property performance
  • Working toward established company revenue, occupancy, and collection goals
  • Converting telephone, online, and walk-in inquiries into rentals
  • Assisting customers in selecting the correct storage unit for their needs
  • Explaining and selling the features, benefits, and value of Storage Zone
  • Executing leases and other documents associated with the rental process
  • Delivering professional and responsive customer service
  • Following company telephone and sales procedures during every customer interaction
  • Managing customer accounts and completing collection calls
  • Protecting company revenue and addressing delinquent accounts promptly
  • Maintaining accurate records, reports, files, and operational documentation
  • Accurately handling payments, cash, checks, and bank deposits
  • Supporting local marketing, community outreach, and referral-development efforts
  • Inspecting the facility regularly for cleanliness, security, maintenance, and operational concerns
  • Maintaining a clean, organized, secure, and professional office and property
  • Ensuring vacant units are clean, secure, and rental-ready
  • Performing hands-on property work, including unit cleanouts, cleaning, painting, and basic maintenance
  • Identifying larger maintenance or repair needs and developing a plan for resolution
  • Obtaining proposals and coordinating vendors, contractors, and service providers when necessary
  • Managing maintenance and improvement projects through successful completion
  • Communicating property concerns, proposed solutions, and results clearly to senior management
  • Performing other operational and management responsibilities as assigned


THIS IS A HANDS-ON PROPERTY MANAGEMENT POSITION

The Property Manager must be willing and able to work in every aspect of the business, including:

  • Sales and leasing
  • Revenue management

  • Unit cleanouts
  • Cleaning and painting
  • Basic facility maintenance
  • Vendor and contractor coordination

This position requires someone who is equally comfortable reviewing property performance, closing a rental, collecting a past-due account, inspecting the facility, cleaning a unit, coordinating a repair, and managing a larger project through completion.

A strong desire to learn, perform, and succeed is more important than previous self-storage experience.


ADDITIONAL REQUIREMENTS

  • Valid driver’s license
  • Reliable vehicle and transportation
  • Ability and willingness to work at a Storage Zone facility within the Lakeland / Polk County market
  • Ability to use a standard PC, including Microsoft Office and property-management software
  • Ability to complete basic business math accurately
  • Ability to handle cash and checks, process payments, and prepare bank deposits
  • Willingness to perform hands-on property and unit maintenance when required
  • Ability to perform the physical responsibilities of the position, with or without reasonable accommodation
  • Successful completion of required pre-employment background screening
  • Ability to complete company training and required employment assessments

COMPENSATION & TRAINING

Our Property Managers receive a competitive salary plus generous monthly performance bonuses tied to property gross revenue, operational results, and overall facility performance.

Average total compensation is equivalent to approximately $25+ per hour. Exceptional performance can increase total compensation to the equivalent of $50+ per hour through our aggressive monthly bonus program.

Compensation is based on experience, qualifications, responsibilities, and demonstrated performance.

Paid company training is provided. Selected candidates may begin training in anticipation of upcoming property openings and continued company expansion.
