SUMMARY


We are seeking a dedicated General Laborer to help maintain the appearance and overall cleanliness of our multifamily property in Columbus, OH. In this role, you'll work closely with the maintenance team to support property upkeep, ensuring the management office, laundry facilities, recreation areas, mail rooms, stairways, parking lots, and dumpsters are well maintained. Your attention to detail and proactive approach will be key in contributing to the property's smooth operation and inviting atmosphere.


RESPONSIBILITIES

  • Physically patrol the property regularly to remove litter, debris, cigarette butts, pet droppings, and any other items that are out of place, while promptly reporting any safety hazards identified.
  • Maintain cleanliness and tidiness in all areas of the property, including but not limited to the management office, laundry facilities, recreation and mail rooms, stairways, dumpster area, parking lots, and driveways.
  • Conduct "Trash Out" procedures, which involve removing all abandoned furniture or items left behind after move-outs, ensuring proper disposal in dumpsters.
  • Perform landscaping duties such as cleaning, raking, and using blowers on shrub areas and walkways, as well as shoveling mud or snow when necessary.
  • Assist with various tasks as assigned by the Property Manager, office staff, or Maintenance team, including cleaning and preparing vacant apartments for new residents, maintaining storage/shop areas, performing interior and exterior painting, and carrying out light maintenance work.
  • Other duties as assigned.

REQUIREMENTS

  • Ability to perform physically demanding tasks such as lifting heavy objects up to 80 lbs, bending, stooping, and standing for extended periods.
  • Capability to identify and address cleanliness issues throughout the property, ensuring a neat and well-maintained environment.
  • Possess effective communication abilities to interact with residents, property management, and maintenance staff in a professional manner.
  • Demonstrated skill in prioritizing tasks and managing time efficiently to meet deadlines and respond promptly to maintenance requests.
  • Follow all proper procedures in a safe and professional manner.
  • Consistently be a flexible team player, displaying a positive, courteous and professional manner including resident etiquette and employee relations.
