Position Description:

The Revenue and Property Operations Manager will support Property Management leadership across three areas: revenue management tool administration and pricing accuracy, personnel management for onsite operations roles, and quality assurance/control across our Hospitality at Home service model. This is a hands-on, deputy-level seat reporting into the VP of Property Management, with direct exposure to a Q4 revenue management tool rollout.


Duties/Responsibilities:

Revenue Management & Pricing (approx. 1/3)

  • Serve as day-to-day administrator, trainer, and troubleshooter for the selected revenue management tool
  • Audit lease files for accuracy
  • Pricing workbooks review for accuracy
  • Verify amenity pricing is correctly reflected across the portfolio and at new properties at startup 
  • Generate renewal pricing and oversight across the portfolio. 
  • Coordinate the distribution and interpretation of market data to the property leasing and management teams to ensure our pricing strategy is aligned with the market. 
  • Confirm new projects are accurately built out in Yardi (in coordination with Yardi system ownership) 
  • Support the CFO on revenue management tool evaluation and Q4 rollout and ongoing tool use and troubleshooting
  • -Monitoring Collections & relationship with collection agency.
  • -Budget & forecasting support during budget season

Personnel Management (approx. 1/3)

  • Screen and interview candidates for Assistant Property Manager, and Property Manager openings and assistance with interviewing Leasing roles portfolio wide assists with hiring of Leasing Consultants. 
  • Train incoming team members (in coordination with existing PM training ownership)
  • Monitor timecard accuracy across onsite teams
  • Provide on-site coverage when an APM or PM seat is vacant or the incumbent is on PTO


QAQC & Operations (approx. 1/3)

  • Conduct lease audits, including evaluation and use of the Surface.AI platform
  • Understand all tech systems and provide some level of support when needed.
  • Create, implement, and track select Operational SOPs
  • Ensure onsite teams are trained on and following the Hospitality at Home service model
  • Support select additional operations projects as assigned



Requirements

Required Skills/Abilities: 

  • 5+ years in multifamily property operations, revenue management, or a closely related role
  • Yardi experience required
  • Strong Excel and analytical skills; comfortable auditing financial/pricing data for errors
  • Experience with hiring, interviewing, or training frontline property staff a plus
  • Comfortable in a hybrid analyst/people-manager/auditor role - this is not a single-lane desk job


Education and Experience:

  • Bachelor's degree Preferred or related field and/or equivalent experience.
  • At least 5 years of multifamily property operations experience required. 
  • Experience with Yardi/Funnel and Revenue Mgt Tool preferred.

Classification: Exempt

  • Expected Hours of Work This is a full-time Hybrid position: 40 hrs. /wk. 4 days a week on site, (flexibility on the hours), 1 day remote.
  • Days and hours of work are Monday through Friday: 8:30a.m. to 5:00p.m.
  • Lunch break is 30 minutes daily.

 Compensation: $75,000-$85,000 per year, PTO, MN Paid Family and Medical leave, benefits eligibility. ONC Stipend, ONC hours and Snow plow After hours paid at time and 1/2. Full benefits, medical, vision, dental, HSA, (employer contributions). Basic Life insurance employer paid, 401k match up to 4%. Physical Requirements: 

  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
