JOB TITLE: Custodian/Light Maintenance Technician

Full-time, hourly employees are expected to work a minimum of 40 hours per week. Overtime, evenings, and weekends may be necessary to fulfill the responsibilities of their position and meet business and operational demands.
The standard workweek is Monday through Friday 7:00 am-4:00 pm.
POSITION SUMMARY
The Custodian is responsible for the cleanliness of the OptiPro facility. The Custodian maintains stock of cleaning supplies for the facility.
The Light Maintenance Technician is responsible for performing routine maintenance and minor repairs to ensure buildings, equipment, and facilities remain safe, functional, and well-maintained. Duties include inspecting equipment, replacing light bulbs, replacing HVAC filters, repairing doors and locks, painting, basic plumbing and electrical repairs, assembling furniture, and responding to maintenance requests. The technician conducts preventative maintenance, maintains tools and supplies, follows safety procedures, and reports major repair needs to supervisors or specialized contractors. This role requires basic mechanical skills, attention to detail, problem-solving abilities, and the capability to work independently while maintaining a clean and safe environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Custodian
- Complete daily cleaning task list:
- Vacuum carpets
- Empty recycling and trash bins
- Clean and replenish supplies in the bathrooms
- Clean and replenish supplies in the kitchen areas
- Sweep and mop designated areas
- Recycle bottles
- Clean/Vacuum work truck
- Stock and maintain cleaning supplies
- Assemble carts, cabinets and other items as needed.
- Always represents OptiPro in a professional and courteous manner.
Maintenance Technician
- Perform minor repairs to building systems and equipment.
- Replace lighting fixtures, bulbs, and batteries.
- Complete basic plumbing, carpentry, and electrical maintenance tasks.
- Conduct routine inspections and preventative maintenance.
- Maintain grounds and facility appearance as needed.
- Respond promptly to maintenance work orders.
- Ensure compliance with safety regulations and company policies.
- Keep maintenance records and inventory of supplies
QUALIFICATIONS
EDUCATION amp; EXPERIENCE
- H.S. degree or equivalent; or one to two years custodian related experience and/or training; or equivalent combination of education and experience; Certificate in HVAC, building maintenance technology or relevant field will be a plus
- Proven experience as maintenance technician
- Basic understanding of electrical, hydraulic and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances and devices
- Manual dexterity and problem-solving skills
- Good physical condition and strength with a willingness to work overtime

This position will be evaluated against the following criteria:
Custodian
- Ability to keep the building stocked with cleaning supplies
- Completion of daily cleaning/task list
Maintenance Technician
This position will be evaluated against the following criteria:
- Ability to schedule and keep up with routine maintenance
- Ability to maintain logs for the different systems
- Average days open for items on the maintenance task list
- Ability to generate estimates for requested maintenance items (cost and labor)
COMPENSATION
$19 - $30 hourly
