Senior Investment Analyst
Location: Las Vegas, NV (100% on-site) Reports To: Chief Financial Officer Employment Type: Full-Time
On behalf of a confidential client in the real estate private equity space, NOW CFO is seeking a Senior Investment Analyst to join a growing team.
About the Opportunity
The Senior Investment Analyst serves as a key member of the investment team responsible for acquisition underwriting, transaction execution, portfolio analytics, cash flow forecasting, and fund-level financial analysis. This role bridges acquisitions, asset management, and strategic finance, supporting investment decisions from initial screening through closing, ownership, refinancing, disposition, and investor reporting.
The ideal candidate possesses advanced financial modeling skills and can independently build, maintain, and defend complex property-level, portfolio-level, and fund-level cash flow models. The successful candidate combines technical rigor with strong investment judgment, proactively identifies risks and opportunities, and effectively communicates recommendations to senior leadership and the Investment Committee.
Key Responsibilities
  • Lead end-to-end underwriting for acquisition opportunities across MHC, self-storage, and RV/resort assets, from initial screening through IC approval
  • Build, maintain, and refine complex financial models incorporating operating assumptions, financing structures (including waterfall mechanics and borrowing base/credit facility implications), capital expenditures, exit scenarios, and investor returns
  • Perform detailed cash flow analysis and forecasting at the property, portfolio, and fund level ๏ฟฝ including net operating income, debt service, and free cash flow ๏ฟฝ to support underwriting, valuation, refinancing, and capital allocation decisions
  • Lead competitive intelligence efforts, benchmarking CVC's portfolio and lot/unit counts against peer owner-operators
  • Manage the due diligence process end-to-end ๏ฟฝ coordinating environmental, physical condition, survey, and zoning consultants, and resolving disputed or ambiguous findings
  • Author and present Investment Committee memos incorporating market comparables, third-party due diligence findings, and risk ratings
  • Review and negotiate financial terms within purchase and sale agreements (PSAs) and letters of intent (LOIs); compare competing offers on a risk-adjusted, deal-certainty basis
  • Prepare hold/sell/refinance analyses and other strategic evaluations for existing investments
  • Support fund forecasting, liquidity planning, and capital deployment analyses
  • Support quarterly and annual investor reporting through financial analysis and portfolio reporting
  • Support strategic initiatives related to fund structuring, capital markets activity, and portfolio-level analysis
  • Review, mentor, and develop junior analysts
  • Identify opportunities to improve analytical processes through automation, AI, workflow enhancements, and data tools
Required Qualifications
  • Bachelor's degree in Finance, Real Estate, Economics, or related field
  • 3+ years of experience in real estate private equity, investment banking, or acquisitions, commercial real estate lending, asset management, or a related field
  • Advanced Excel and financial modeling skills, including property-, portfolio-, and fund-level cash flow modeling, built from a blank workbook
  • Demonstrated experience underwriting commercial real estate investments and presenting recommendations to senior decision makers
  • Strong understanding of real estate valuation, debt structures, transaction mechanics, and investment return metrics
Preferred Qualifications
  • Direct experience in manufactured housing, self-storage, or RV/resort real estate
  • Experience with fund administration, investor reporting, NAV processes, and waterfall calculations.
  • Experience with Power BI, Power Query, SQL, automation tools, or AI-enabled workflows.
Compensation & Benefits
