Job description

Position Summary

The Porter / Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of the assigned multifamily community. This role plays a critical part in creating a welcoming environment by ensuring all common areas, grounds, amenities, and exterior spaces are clean, safe, and well maintained. The Porter / Groundskeeper supports daily property operations through routine cleaning, groundskeeping, light maintenance, and resident service while working closely with the Maintenance and Property Management teams to enhance the overall resident experience.

Work Arrangement

  • Location: Onsite | Royal Crest Estates  | Fall River, MA
  • Schedule: Full-time, Monday through Friday, generally 8:00 AM – 5:00 PM 
  • Weekend/Holiday Support: Occasional weekends and holiday coverage based on business needs

Compensation

  • Base Salary Range: $18 – $20 per hour (dependent on experience, skills, and location) 
  • Bonus Eligibility: Discretionary bonus upon eligibility 
  • Incentives: Eligibility-based long-term incentives and performance-based awards 
  • FLSA Status: Non-Exempt 

Final compensation will be determined based on qualifications, experience, education, certifications, and market considerations.

Required Education & Experience

  • High school diploma or GED required
  • Must be at least 18 years of age
  • 1+ year of experience in multifamily, hospitality, facilities, janitorial, landscaping, or customer service preferred
  • Porter, groundskeeping, custodial, or residential maintenance experience preferred but not required

Skills & Abilities

  • Strong customer service, communication, and organizational skills
  • Ability to work independently, prioritize tasks, and maintain a clean, safe work environment
  • Detail-oriented with the ability to thrive in a fast-paced environment
  • Basic proficiency with Microsoft Office or mobile work order applications

Physical Requirements

  • Ability to lift up to 25 lbs. frequently and 50 lbs. occasionally
  • Ability to stand, walk, bend, climb, and work outdoors in varying weather conditions
  • Ability to safely operate cleaning equipment, landscaping tools, and other job-related equipment

Additional Requirements

  • Valid driver's license required
  • Ability to travel occasionally between nearby communities as needed
  • Reliable attendance and punctuality required
