Job description

The Director of Construction will lead Parity's construction operations as we scale from tens to dozens of rehabilitated homes per year. You will oversee the renovation of complex, often partially collapsed rowhomes, while building the systems and team capacity to expand our impact. This is a unique opportunity for someone who may be coming from a larger firm and wants their expertise and ideas to shape a mission-driven organization from the ground up.

Key Responsibilities

  • Lead construction operations for multiple residential rowhome rehabilitation projects across West Baltimore.
  • Manage, mentor, and grow a diverse construction team while fostering a collaborative culture.
  • Oversee site visits, project scheduling, budgeting, and quality control.
  • Ensure compliance with local permitting and building regulations specific to Baltimore City.
  • Guide estimating processes, including review of site photos and cost assessments.
  • Collaborate with leadership to scale Parity's construction operations toward the goal of 200 homes annually.
  • Uphold and model Parity's values of warmth, collaboration, equity, and craftsmanship in all work.
  • Oversee general contractors, subcontractors, and suppliers, ensuring accountability, quality, and adherence to project timelines and budgets.
  • Manage procurement, ordering, and tracking of building materials while navigating supply chain challenges and maintaining supplier relationships.
  • Liaise with architects, engineers, city inspectors, and utility providers (BGE, DPW) to ensure smooth project execution.
  • Conduct regular site walks (bid, preconstruction, in-progress, punch list, closeout) to monitor progress and resolve issues.
  • Develop, update, and implement construction processes and systems to improve efficiency and scale operations.
  • Identify and execute cost-saving opportunities through value engineering while maintaining design and construction quality.
  • Ensure all safety protocols and OSHA standards are met, conducting quality assurance and safety inspections throughout projects.
  • Track and report on construction metrics, budgets, schedules, and stakeholder communications.
  • Respond proactively to work delays, emergencies, or construction challenges.
  • Build and maintain strong relationships with subcontractors, vendors, and partners, while expanding Parity's contractor network.
  • Support administrative processes, including contracts, change orders, waivers, retainage, draw releases, and insurance compliance.
  • Maintain a deep knowledge of Baltimore building codes, zoning, and permitting requirements.
  • Stay current on construction materials, labor costs, and green building practices to inform project planning.

Requirements

  • Minimum 5 to 7 years of construction management experience, preferably with expertise in renovating historic or distressed rowhomes.
  • Proven ability to manage people, subcontractors, and trade partners effectively.
  • Strong operational mindset with experience scaling construction operations.
  • Experience with Buildertrend software (preferred, training available).
  • Estimating experience is strongly preferred.
  • Excellent communication and problem-solving skills with the ability to handle conflict constructively.
  • Valid driver's license and ability to travel to worksites in Baltimore (reasonable accommodations will be considered).
  • Final candidates must complete a background check consistent with Maryland law.
  • Must live within one hour of Baltimore, MD.
