Master Trade Services, Inc. (MTS) was established in 1981 for the purpose of providing trade support to the property management industry. Today, MTS provides a wide range of repair, disaster restoration, and construction service coverage throughout Minnesota, with a concentration in Central and Southern, MN.


What We're Looking For:

Master Trade Services, located in Sauk Rapids, MN, is currently seeking a full-time HVAC Technician for Multi-family properties who is experienced, enthusiastic and self-motivated. The position is responsible for the installation, maintenance, troubleshooting, and repair of heating, ventilation, air conditioning, and refrigeration (HVAC) systems within a multifamily apartment community. This position plays a critical role in ensuring resident comfort, maintaining equipment efficiency, minimizing downtime, and supporting overall property operations.


Job Responsibilities: (Including but not limited to)

HVAC Maintenance & Repair

  • Diagnose, service, and repair residential HVAC equipment, including furnaces, air conditioners, heat pumps, PTAC units, rooftop units, and ventilation systems.
  • Perform preventive maintenance on HVAC systems according to company schedules and manufacturer recommendations.
  • Troubleshoot electrical, mechanical, and refrigeration system issues.
  • Replace defective components such as motors, capacitors, contactors, thermostats, compressors, and control boards.
  • Inspect and test system performance to ensure proper operation and energy efficiency.
  • Respond to HVAC-related service requests in occupied and vacant apartments.

Apartment Maintenance Support

  • Assist with apartment turnover preparation, including HVAC inspections and repairs.
  • Change air filters and clean HVAC coils, condensate lines, and associated equipment.
  • Support general maintenance activities when needed, including light plumbing, electrical, and appliance repairs.
  • Maintain common area HVAC systems and mechanical rooms.

Resident Service

  • Provide prompt, courteous, and professional service to residents.
  • Communicate repair needs, timelines, and system operation information clearly to residents and management.
  • Ensure work areas are left clean and safe following service completion.

Safety & Compliance

  • Maintain compliance with EPA, OSHA, local, state, and federal regulations.
  • Properly handle refrigerants and hazardous materials.
  • Maintain accurate service records, maintenance logs, and inventory documentation.
  • Follow company safety policies and emergency response procedures.
  • Maintain a clean and organized work area and company vehicle
  • Communicate effectively with team members and supervisors to ensure project success

On-Call Responsibilities

  • Participate in an on-call rotation to respond to after-hours HVAC and maintenance emergencies.
  • Respond to emergency service requests in a timely manner.
Requirements:

Who We Are Looking For (Ideal Candidate):

Required

  • High school diploma or GED.
  • Minimum 2 years of HVAC service experience.
  • EPA Section 608 Certification.
  • Working knowledge of electrical systems, refrigeration cycles, and HVAC controls.
  • Ability to diagnose and repair residential HVAC systems independently.
  • Valid driver's license and acceptable driving record.
  • Strong customer service and communication skills.
  • Must pass a pre-employment background check, physical, and drug screen.

Preferred

  • Experience in multifamily housing, apartments, or property management.
  • HVAC technical school certification or associate degree.
  • NATE Certification or equivalent industry certifications.
  • Universal EPA Certification.

Physical Requirements

  • Frequently lift, carry, push, and pull up to 75 pounds and work in various weather conditions
  • Ability to climb ladders and stairs.
  • Work in mechanical rooms, attics, crawl spaces, rooftops, and outdoor environments.
  • Ability to stand, walk, kneel, bend, and reach for extended periods.
  • Ability to respond to emergency calls outside regular business hours.

Knowledge, Skills, and Abilities

  • Strong diagnostic and troubleshooting skills.
  • Knowledge of HVAC installation and repair best practices.
  • Ability to read wiring diagrams, blueprints, and technical manuals.
  • Strong organizational and time-management skills.
  • Ability to prioritize multiple service requests in a fast-paced environment.
  • Proficiency with maintenance software and mobile work order systems.
  • Ability to work independently and in a team setting
  • Strong attention to detail and the ability to prioritize tasks effectively
