Job description

Job Summary

Michigan Property Inspections is a growing, residential and commercial inspection company serving Southeast and Central Michigan. We are known for thorough inspections, same-day reports, and calm, professional communication that helps clients understand their property without creating unnecessary fear.

We are looking for a dependable, detail-oriented home inspector to join our field team. Current home inspection experience is preferred, but we will also consider candidates with practical knowledge of or experience in residential construction, remodeling, property maintenance, or the skilled trades.

Duties

  • Conduct thorough residential home inspections covering the home’s major systems and visible components.
  • Inspect roofing, exterior, structure, electrical, plumbing, HVAC, interiors, attics, insulation, crawlspaces, and other accessible areas.
  • Take clear photographs/videos and accurately document inspection findings.
  • Prepare professional inspection reports within required timeframes.
  • Explain significant findings to clients and authorized participants in clear, understandable language.
  • Conduct professional post-inspection walkthroughs with clients and real estate professionals.
  • Arrive at appointments on time and manage assigned inspections and reporting responsibilities independently.
  • Treat clients, occupants/homeowners, and their property with care and respect throughout each inspection.
  • Perform sewer-scope inspections and other ancillary inspection services after completing the applicable training.
  • Participate in paid initial training, continuing education, and ongoing professional development.

Skills

  • Home inspection experience or a strong background in residential construction, remodeling, property maintenance, or a skilled trade.
  • Experience in HVAC, electrical, plumbing, roofing, general contracting, code enforcement, insurance inspections, or a related field is especially valuable.
  • Current InterNACHI or ASHI certification is preferred but not required.
  • Solid working knowledge of residential building systems, including roofing, structure, electrical, plumbing, and HVAC.
  • Strong attention to detail and a commitment to accuracy and thoroughness.
  • Excellent written and verbal communication skills.
  • Ability to explain technical concerns without exaggerating conditions or unnecessarily alarming clients.
  • Calm, professional temperament when working with nervous or overwhelmed clients.
  • Comfortable using mobile applications, email, cameras, and inspection-reporting technology.
  • Reliable, self-directed, coachable, and able to work independently in the field.
  • Willingness to complete required training and professional certifications before performing inspections independently.

Requirements

  • Valid driver’s license and an acceptable driving record.
  • Ability to maintain eligibility to operate a company vehicle under the company’s automobile insurance requirements.
  • Walking, standing, kneeling, bending, crouching, and working on uneven surfaces.
  • Safely using ladders and accessing roofs when weather, roof, and site conditions permit.
  • Entering and moving through safely accessible crawlspaces, attics, basements, and other restricted-access areas.
  • Lift up to 50 pounds.
  • Working outdoors in varying temperatures and weather conditions.
  • Driving between inspection locations for extended periods.

Compensation and Benefits

  • Annual salary of $45,000–$65,000, based on relevant experience and qualifications. This position offers a guaranteed salary and is not commission-based.

Schedule

  • Full-time field position, averaging about 40 hours per week, with occasional overtime during busier periods.
  • Inspections are scheduled within our business hours: Monday through Friday, 8:00 a.m. to 8:00 p.m., and Saturday and Sunday, 9:00 a.m. to 8:00 p.m.

Workdays and scheduled hours may vary depending on appointment locations, travel time, property size, inspection scope, and reporting requirements.
