Job description

Leola Construction is seeking an experienced, detail-oriented Project Manager to lead our high-end residential shell construction division. In this role, you will manage custom home shell packages (concrete slab installation, block masonry, and structural framing) across Tampa and the surrounding markets.

This is a precision-driven, relationship-focused position operating throughout Tampa Bay and the surrounding Central Florida markets. The ideal candidate brings deep residential shell expertise, commands respect with builders and crews alike, and keeps complex custom homes moving on schedule, on spec, and up to code.

We build the part of the home that everything else depends on: the foundation, block masonry, and structural framing that carry high-end custom homes from slab to truss set. Here's what you get to do:
  • Manage Subcontractors & Crews: Hire, schedule, and direct concrete, masonry, and framing subcontractors, holding each trade accountable for workmanship, pace, and a clean, safe jobsite from slab through dry-in.
  • Own the Shell Build, Slab to Roof: Direct the full structural sequence: site prep and form/grade, slab, block masonry, lintels, and structural framing and truss set.
  • Florida Code & Wind-Load Compliance: Build to Florida Building Code requirements (engineered wind-load, cell fill, tie beams, and hurricane strapping/tie-downs), and verify every detail matches the engineering before it gets covered.
  • Sequence the Trades: Coordinate the seamless hand-off between concrete, masonry, and framing crews to keep jobsites loaded with work, eliminate downtime, and hold the master schedule across multiple custom homes at once.
  • Quality & Precision Control: Walk the work and enforce exact dimensions, tight tolerances, square and plumb layout, and strict adherence to custom architectural and structural plans before each phase advances.
  • Inspection Management: Schedule and clear municipal and county inspections throughout the Tampa Bay area, including slab, cell-fill, tie-beam, sheathing, and framing/structural sign-offs, to keep the build moving.
  • Builder & Engineer Relations: Serve as the primary point of contact for custom home builders, superintendents, and engineering teams, resolving field questions and RFIs quickly to protect the schedule.
  • Material & Equipment Logistics: Order and stage block, concrete, lumber, and trusses, and schedule pumps, cranes, and equipment so crews are never waiting on materials.

  • Experience: 4+ years of project management or advanced supervisory experience focused on residential shell construction (concrete, masonry, and framing).
  • Custom Home Expertise: Proven track record managing structural phases for high-end, complex custom homes or luxury residential properties.
  • Blueprint & Plan Proficiency: Exceptional ability to read, interpret, and identify discrepancies in complex architectural blueprints, structural engineering layouts, and truss packages.
  • Local Code Knowledge: Deep familiarity with residential building codes, wind-load requirements, and inspection processes across Central Florida counties.
  • Leadership & Communication: Strong professional presence with the ability to manage high builder expectations while directing field superintendents and crews.
  • Software Proficiency: Tech-savvy and comfortable using modern construction scheduling and project management software.
