What is a freelance reader?

A Freelance Reader evaluates manuscripts, screenplays, or other written content for publishers, literary agencies, production companies, or writers. Their role is to provide feedback, offer critiques, and sometimes write coverage reports or summaries. They typically work on a per-project basis and must have strong reading comprehension, analytical skills, and knowledge of storytelling techniques. Freelance Readers often help determine whether a piece of writing is suitable for publication or production.

What are the typical day-to-day responsibilities of a freelance reader?

As a Freelance Reader, your primary responsibility is to review manuscripts, scripts, or other texts and provide detailed written reports or coverage on their strengths, weaknesses, and overall suitability for publication or production. You may work directly with literary agents, publishing houses, or production companies, evaluating submissions as part of their selection process. Tasks often include reading large volumes of material under tight deadlines, composing objective feedback, and occasionally discussing your assessments in meetings or via email. Most Freelance Readers work independently, but collaboration with other editorial professionals or participation in review panels may also be required.

What are the key skills and qualifications needed to thrive in the freelance reader position, and why are they important?

To thrive as a Freelance Reader, you need excellent reading comprehension, critical analysis, and writing skills, often supported by a background in English, literature, or publishing. Experience with manuscript-tracking systems, editorial markup tools, or e-reading software can be valuable, though formal certification is less common. Strong time management, attention to detail, and clear communication help you stand out when providing feedback to authors, agents, or publishers. These skills are essential to deliver thorough, actionable evaluations and meet deadlines while working independently.

In-Home Sales Consultant

Nelson Exteriors

Job description

Nelson ExteriorsIn-Home Sales Consultant

Can You Sit Across From a Homeowner, Earn Their Trust in 60 Minutes, and Walk Out With a Signed Contract?

Not everyone can sell in someone's living room. It's not retail. It's not B2B. It's not cold calling. It's one-on-one, face-to-face, consultative selling where the homeowner is making a decision that costs thousands of dollars and changes the way their house looks for the next 30 years. That takes a specific kind of person: someone who listens before they pitch, builds trust before they close, and has the confidence to ask for the business without flinching.

If that sounds like you -and you're tired of jobs where the leads are garbage, the product is forgettable, and the company doesn't back you up - keep reading.

At Nelson Exteriors, we hand you pre-set, pre-qualified appointments every week. The homeowner already called us. They already want exterior work done. Our call center fills your calendar, you focus on selling. No cold calling. No door knocking. No generating your own leads.

Our top reps earn multiple 6 figures per year. This is a commission-only role, which means your income has no ceiling.

About Nelson Exteriors

For over 48 years, Nelson Exteriors has been a trusted family-owned exterior remodeling business in Atlanta, Georgia. We've helped over 10,000 homeowners fall in love with their homes again, specializing in siding, roofing, windows, doors, decks, painting, gutters, and outdoor living spaces. Our reputation speaks for itself: we maintain an average 4.8-star rating across Google, Facebook, and Nextdoor because we stand by our promise: "Love the way your home looks."

At Nelson Exteriors, WE CARE:

  • Communication: We listen with intent.
  • Authenticity: We do what's right, not just what's easy.
  • Reliability: We build lasting relationships.
  • Execution: We deliver high-quality results.

Our Sales Process: Structured, Proven, and Logical

We don't send you into a homeowner's living room and hope for the best. Nelson Exteriors uses a structured step-selling process offering a specific sequence you follow on every appointment from the moment you pull into the driveway to the moment you ask for the signature. Every step is intentional. Every step builds on the one before it. And when you follow the process, the customers buy naturally.

This isn't a suggestion or a loose framework, it's the system, and the reps who follow it are the ones cashing the biggest checks. If you're the kind of salesperson who wants a proven playbook rather than winging it on every call, this process will feel like a gift. We'll train you on every step during onboarding and coach you on it continuously.

What You'll Do

  • Meet with homeowners at company-provided, pre-set appointments across Metro Atlanta (10-12 per week)
  • Follow the structured step-selling process on every appointment to build rapport, evaluate the home's exterior needs, present solutions, handle objections, and close the contract in the home
  • Sell exterior remodeling services: siding, roofing, windows, doors, painting, decks, and gutters
  • Present proposals clearly and confidently, including scope, pricing, and financing options
  • Manage your pipeline from initial consultation through signed agreement
  • Hand off signed contracts to the production team for smooth project execution
  • Track all activity, appointments, and pipeline in our tablet-based CRM
  • Continuously sharpen your skills through coaching, ride-alongs, and sales meetings

What We're Looking For

  • 1+ year of sales experience-in-home sales, commissioned sales, or home improvement sales preferred, but strong closers from other industries will be considered
  • A disciplined salesperson who follows a proven process, not a freelancer who wants to do it their own way
  • Strong communication and active listening skills where you ask great questions and let the homeowner feel heard before you present
  • Confidence to ask for the sale without hesitation
  • Comfortable working independently, managing your own schedule, and staying accountable to your numbers
  • Willingness to learn exterior construction products. You don't need to be an expert on day one, but you need to be curious
  • Valid driver's license and reliable transportation
  • Comfortable using a tablet and CRM to manage appointments and contracts
  • Able to lift and carry sample materials (up to ~60 lbs)
  • A competitive drive. You check the leaderboard and you want your name at the top

What We're NOT Looking For

  • Reps who need to be hand-held or reminded to follow up
  • Lone wolves who refuse to follow a system
  • Anyone who blames the leads when they don't make a sale
  • People who see commission-only as a risk instead of an opportunity

Compensation and Benefits

  • Commission-only with uncapped earning potential - W-2 employee status (not 1099)
  • Top performers earn multiple 6 figures annually - elite performers significantly more
  • Pre-qualified appointments per week provided by our call center - no cold calling, ever
  • Paid training and continuous coaching on our step-selling process
  • Vehicle stipend, company phone, and tablet
  • Health, dental, and vision insurance
  • Retirement plan with company match (available after one year)
  • Company events and a team culture that celebrates wins

Why Nelson Exteriors Is Different for Sales Reps

  • The leads are real. Our call center sets qualified appointments for you. The homeowner called us, was screened, and is expecting you. You're not knocking on doors hoping someone answers.
  • The product sells itself. Forty-eight years, thousands of customers, 4.8-star average. When you tell a homeowner you're with Nelson Exteriors, you're not overcoming skepticism - you're confirming a reputation they've already heard about.
  • The process works. Our structured step-selling system is designed for results. Follow it, and the sale is the natural next step - not a high-pressure Hail Mary at the end.
  • You're supported, not abandoned. Paid training, ongoing coaching, ride-alongs, and a sales team that shares what's working. You'll never feel like you're figuring it out alone.
  • You're W-2, not 1099. Full employee status with real benefits - health insurance, 401(k) match. Commission-only comp with the stability of a real employment relationship.

Apply Today

We're hiring In-Home Sales Consultants who are ready to follow a proven system, and build a multiple six-figure career with a company that's been winning in this market for nearly half a century. If you've got the drive and the discipline, we've got the leads, the training, and the reputation. Apply now.
