What you'll do:
The Residential Building Designer is responsible for creating and coordinating residential and light commercial building designs from initial concept through completed construction documentation. This role develops detailed floor plans, foundation plans, elevations, building sections, roof plans, and site plans using Revit, AutoCAD, and other approved design software.
Working closely with clients, contractors, subcontractors, inspectors, Sales, Estimating, and internal project teams, the Construction Designer translates customer needs into practical, code-compliant, and visually appealing designs. The ideal candidate combines technical drafting expertise, residential construction knowledge, creative problem-solving, and strong customer communication skills.
Design & Construction Documentation
  • Create residential designs for single-family homes, twin homes, remodeling projects, and occasional light commercial projects.
  • Develop complete construction documents, including floor plans, foundations, elevations, building sections, roof plans, site plans, and construction details using Revit, AutoCAD, and other approved design software.
  • Revise and coordinate drawings based on client feedback, field conditions, code requirements, and project changes.
  • Ensure drawings are accurate, coordinated, and ready for estimating, permitting, and construction.

Residential Construction & Technical Design
  • Apply knowledge of residential construction methods, materials, and building systems to develop practical and buildable designs.
  • Design and detail foundations, wall and floor systems, stairs, roofs, insulation assemblies, and related structural components.
  • Incorporate beams, headers, girders, and other framing elements into construction documents as required.
  • Evaluate design options for constructability, functionality, appearance, energy efficiency, and customer expectations.

Code Compliance & Technical Review
  • Review designs for compliance with the International Residential Code (IRC), local building requirements, and established company standards.
  • Research code requirements and technical specifications to address unique project conditions.
  • Identify potential design conflicts, missing information, or construction concerns before drawings are finalized.
  • Coordinate technical questions with contractors, subcontractors, inspectors, and internal teams.

Client & Project Coordination
  • Meet with clients to understand project goals, develop design concepts, review plans, and communicate recommendations throughout the design process.
  • Conduct site visits and field measurements for remodeling, renovation, and other projects as needed.
  • Coordinate design changes and project information with clients, contractors, subcontractors, inspectors, Sales, Estimating, and other internal partners.
  • Manage multiple projects, priorities, revisions, and deadlines while providing a high level of customer service.

Estimating & Project Support
  • Review project requirements and assist with estimates, work orders, contracts, and supporting project documentation.
  • Partner with Sales and Estimating to ensure design scope, pricing assumptions, and customer expectations are aligned.
  • Maintain organized and accurate project files, drawings, revisions, specifications, and customer documentation.

Industry Knowledge & Continuous Improvement
  • Stay current on residential construction practices, building codes, design technology, materials, and energy-efficient solutions.
  • Participate in industry training, trade shows, builders' association events, and other professional development opportunities as needed.
  • Identify opportunities to improve design quality, workflow efficiency, and the overall customer experience.
  • Perform additional design-related projects and responsibilities as assigned.

What you'll bring:
  • Strong architectural drafting and residential design skills with proficiency in Revit and AutoCAD; experience preparing construction documents for new homes, remodeling, twin homes, or light commercial projects preferred.
  • Advanced knowledge of residential construction methods, materials, building systems, structural framing, and applicable building codes, with the ability to balance creative design with practical construction requirements.
  • Strong technical and creative problem-solving skills, attention to detail, and ability to independently organize, prioritize, and manage multiple design projects and deadlines.
  • Excellent communication, presentation, customer service, and relationship-building skills; proficiency with Microsoft Office applications.
  • Associate degree or diploma in Architectural Technology, Drafting, Construction Design, or a related field required; bachelor's degree preferred. Approximately three years of related experience preferred, with relevant education considered in place of some experience.
  • Valid driver's license and ability to perform primarily office-based computer and drafting work, with occasional travel and construction-site visits requiring PPE, walking on uneven surfaces, measuring existing conditions, and lifting up to 25 lbs.; occasional evening or weekend availability may be required.
