- Lead supplier meetings, site visits, bidder conferences, clarification sessions, interviews, and final presentations.
- Develop negotiation strategies and lead negotiations involving pricing, escalation structures, payment terms, performance standards, contract duration, termination rights, risk allocation, and other material business terms.
- Prepare executive-level award recommendations, sourcing analyses, project presentations, and bid-waiver justifications for Hines and client approval.

- Evaluate incumbent supplier performance and market competitiveness to support renewal, rebid, remediation, or replacement decisions.
- Partner with Finance, Accounts Payable, Facilities Management, Property Management, and Engineering teams to investigate and resolve billing and purchase-order issues.
- Develop financial analyses, pricing comparisons, cost-benefit evaluations, total-cost-of-ownership models, and sourcing scenarios.
- Track, validate, and report savings, cost avoidance, supplier diversity, sourcing activity, contract coverage, compliance, and other procurement performance indicators.
- Assist with the development of annual and multiyear expense and capital sourcing plans, strategies, and schedules.
- Help establish scalable sourcing processes, governance standards, templates, reporting tools, and operating procedures.
- Identify opportunities to improve procurement efficiency, stakeholder experience, data quality, compliance, and decision-making.
- Partner with Hines Strategic Sourcing to ensure alignment with enterprise standards, preferred practices, and strategic initiatives.
- Provide guidance, coaching, and quality oversight to less-experienced team members and stakeholders involved in procurement activities.
- Represent the sourcing function in senior stakeholder meetings and serve as a delegate for sourcing leadership when required.
- Perform additional strategic analyses and cross-departmental assignments as requested.
