Job description

U.S. Facilities, Inc. (USF), an integrated facilities management company, is seeking an experienced, highly motivated Facility Maintenance Technician to work in the Troy, Michigan area. The Facility Maintenance Technician is responsible for supporting the maintenance and day-to-day operation of three commercial office buildings. This position performs routine preventive maintenance, responds to tenant service requests, and completes basic repairs to building systems and equipment. The ideal candidate possesses working knowledge of plumbing, electrical, HVAC, and general building maintenance, with the ability to troubleshoot common issues and perform repairs safely and efficiently.
Essential Duties and Responsibilities
  • Perform preventive maintenance on building systems and equipment.
  • Respond to tenant service requests in a timely and professional manner.
  • Perform basic troubleshooting and repairs to plumbing systems, including faucets, toilets, sinks, drains, and domestic water piping.
  • Perform basic electrical maintenance, including replacing light fixtures, switches, receptacles, ballasts, breakers, lamps, and emergency lighting.
  • Assist with the maintenance and general knowledge of HVAC equipment, including rooftop units, split systems, exhaust fans, thermostats, and air filters.
  • Complete general building maintenance including painting, drywall repair, ceiling tile replacement, door and hardware repairs, and minor carpentry.
  • Conduct routine inspections of building systems and report deficiencies requiring additional attention.
  • Assist with office moves, furniture assembly, and other facility support activities.
  • Coordinate with outside contractors as directed.
  • Maintain accurate work order documentation using a computerized maintenance management system (CMMS).
  • Follow all company safety policies and OSHA regulations.
  • Maintain clean mechanical rooms, maintenance shops, and work areas.

Qualifications
  • High school diploma or GED required.
  • One to three years of commercial building maintenance experience preferred.
  • Working knowledge of plumbing, electrical, HVAC, and general building maintenance.
  • Ability to perform routine maintenance and basic troubleshooting with minimal supervision.
  • Good customer service and communication skills.
  • Ability to use common hand and power tools safely.
  • Basic computer skills.
  • Valid driver's license/clean record

Physical Requirements
  • Ability to lift up to 50 pounds.
  • Ability to climb ladders and work from elevated areas.
  • Ability to stand, walk, bend, kneel, and climb stairs throughout the workday.
  • Ability to work both indoors and outdoors in varied weather conditions.
