Feet models often face the challenge of maintaining impeccable foot care, which requires diligent hygiene routines and avoiding activities that can result in blemishes or injuries. Jobs may involve standing or holding poses for extended periods, sometimes in uncomfortable positions or while wearing specific footwear. Additionally, adapting to varying lighting, weather conditions, or the demands of multiple clients in a day can be physically and mentally taxing. However, building a strong working relationship with photographers and stylists, as well as maintaining a consistent routine, helps feet models navigate these challenges successfully.

What is a Feet Model job?

A feet model is a professional who uses their feet for photography, advertisements, commercials, and other promotional content. They are typically hired for footwear campaigns, beauty products, jewelry, and artistic projects. Foot models must maintain well-groomed feet and often work with agencies or freelance for brands. Attention to detail, skincare, and proper posing are key aspects of the job.

What are the key skills and qualifications needed to thrive in the Feet Model position, and why are they important?

To thrive as a Feet Model, you need well-groomed, photogenic feet with healthy skin and nails, as well as the ability to pose naturally for photographers or videographers. Familiarity with modeling portfolios, agency submission processes, and occasionally working with specialized foot care or skincare products is beneficial. Company Description

At The Menkiti Group, we are dedicated to our mission of transforming lives, careers, and communities through real estate. With a 22-year track record and significant growth ahead, we are seeking talented individuals who want to make a meaningful impact while helping shape the next chapter of our firm. If you are looking to elevate your career and contribute at a high level, we invite you to explore this opportunity with us.

Job Description

We are seeking a highly motivated Associate to work with our development, capital, and asset management teams on analyzing new investment opportunities in addition to supporting the company's existing assets and development projects. The role will contribute to all aspects of our Obsidian Catalyst Fund (middle market private equity fund), help advance our $2 billion pipeline of under control development projects, and drive value creation initiatives within our portfolio of nearly 1.5 million square feet of owned real estate across the Mid-Atlantic and New England. This is an exciting cross-functional role that will contribute directly to the firm's continued growth.

Duties & Responsibilities

  • Provide financial evaluation, modeling, structuring, and qualitative analysis for new investment opportunities, development projects, and income-producing assets.
  • Create complex proformas, waterfalls, and sensitivity analyses to assist the acquisitions, development, and asset management teams.
  • Identify and validate key underwriting assumptions.
  • Lead due diligence processes, including the review and analysis of market dynamics, historical and competitive performance data, and legal documentation.
  • Prepare Investment Committee memos and financing pitch books.
  • Assist in identifying, pursuing, and winning new business, both with existing and new relationships.
  • Work with the entire Menkiti Group team to continuously improve methods and processes.
Qualifications
  • At least 3 years of relevant professional experience in commercial real estate, with demonstrated experience owning workstreams and serving as a day-to-day point of contact on transactions or projects.
  • Bachelor's degree with demonstrated strong academic performance.
  • Advanced proficiency with Microsoft Excel and comfort in creating and manipulating proforma financial models. Familiarity with AI tools and interest in leveraging AI to improve underwriting efficiency.
  • Exceptional written and verbal communication skills, including the ability to effectively negotiate with third parties.
  • Excellent interpersonal and relationship-building skills.
  • Ability to deal with ambiguity; can bring structure and focus to complex questions with limited guidance in an entrepreneurial environment.
  • Strong process and project management experience, including the ability to pay close attention to detail and meet all deadlines.
  • A willingness to work flexible in-person hours in our D.C. office in a collaborative, team-based environment.

Top candidates will be able to maintain structure in a fast-paced environment, possess the flexibility to integrate seamlessly into diverse communication flows, and have the capacity to effectively prioritize. A commitment to quality, composure under pressure, and a positive outlook are paramount.
