Job description

Join our team and help keep our club looking its best! We're seeking a General Maintenance Technician who takes pride in their work, enjoys being part of a team, and provides a warm, friendly face and helpful presence for our members. If you're hands-on, dependable, and enjoy making a difference behind the scenes and in the member experience, we'd love to meet you!
Essential functions
  • Performs a variety of general maintenance and plumbing tasks throughout the Quail Ridge properties.
  • Complete daily log sheets and work orders. Account for any material used on work orders performed.
  • Repairs and maintains physical structures of POA and individual residents, such as homes, offices, condominiums, rental units, other structures, using hand-tools and power tools.
  • Replaces defective electrical switches and other fixtures.
  • Paints structures, and repairs woodwork with carpenter's tools.
  • Repairs plumbing fixtures, sheetrock, electrical troubleshooting; installs patio stones, performs preventative maintenance.
  • Perform pressure washing/cleaning.
  • May also perform light welding activities, as necessary.
  • Detects and corrects various maintenance problems.
  • Possesses the ability to complete and understand projects assigned.
  • Installs appliances, such as dishwashers, toilets, bathtubs and water heaters, and unclogs drains.
  • Assists the department director and supervisor with other assigned projects to achieve the goals and objectives of the department.
  • Perform a variety of general maintenance functions.
  • Installation of ceiling fans and lighting fixtures.
  • Replacement of faulty light fixtures, outlets, switches, circuit breakers, fluorescent light ballasts, light bulbs.
  • Replace or install thermostats, humidistats or hot water heaters.
  • Repair/ maintain toilets, tubs, showers, sinks, faucets, etc...
  • Install water filters, garbage disposals, sink drain units, etc...
  • Replace, repair, or install bathroom accessories, broken tile and grout, clogged or restricted plumbing.
  • Change filters and/or clean drain pans.
  • Initial repairs not requiring manufacturer's technical expert.
  • Move furniture, hang pictures, and mirrors, etc...
  • Repair window and sliding glass door mechanisms.
  • Repair or replace door locks.
  • Perform other duties and/or tasks as directed by Management.

Knowledge, skills and abilities
  • Must be able and willing to take directions.
  • Must complete tasks as assigned.
  • Must be a self-starter and eager to learn.
  • Must be able to recognize and solve problems.
  • Must possess time management skills.
  • Must maintain high performance standards.
  • Knowledge of safe, efficient mechanical operation of golf carts, trucks and/or other equipment.
  • Must be a team player and be service minded to residents.
  • Basic computer skills needed.
  • Ability to operate a golf cart/or utility vehicle.

Education and experience
  • High school diploma or equivalent required.
  • Minimum 5 years' experience with knowledge in general maintenance functions required.
  • Motorized equipment experience required.
  • Ability to follow written and oral directions.
  • Must be able to operate necessary equipment safely and efficiently.
  • Must be able to handle and use maintenance tools and/or similar tools to perform jobs.
  • Must be able to walk extensively as well as sit or stand for extended periods of time while performing job functions.
  • Must be able to lift up to 80lbs in various forms.
