Job description

The Cornerstone Management Services Construction Manager (CM) is responsible for overseeing the construction process for all projects within a construction zone. The CM works closely with the CEO/Operations Manager to maintain the project’s budget and establish tools, materials, and teams needed to achieve the projects goals on schedule. The CM will conduct frequent site visits to track progress, ensure quality control, and make sure the project teams are operating safely and within a safe work environment to conduct their job duties. The Construction Manager reports to the CEO/Operations Manager and communicates project needs to the Site Superintendents and subcontractors.

ESSENTIAL JOB FUNCTIONS | RESPONSIBILITES, TASKS, DUTIES

Preconstruction:

  • Complete take-off for projects within Construction Zone, review completed take-off with the CEO 
  • Complete preconstruction site inspections for projects within construction zone 
  • Complete submittal documents 
  • Complete estimates as dictated by the CEO 
  • Assists in the buildout of Procore tools

Project zone Management:

  • Line-out day to day schedule for assigned construction zone, ensure project teams are aware of schedule and goals
  • Line-out/ensure daily toolbox talks are completed for each active jobsite by your Site Superintendent, these toolbox talks should include daily scope, any changes in process, standards, and safety 
  • Ensure QA/QC plan is followed for each project in construction zone, complete QA/QC as dictated by QA/QC plan as well as random QC checks accordingly 
  • Manage material movement within construction zones. Ensure team is onsite when material is to be delivered and assist yard personnel with material buildouts for associated projects 
  • Manage workforce movement within construction zone. This includes internal and external team movement. Communicate workforce needs to the Project Manager. 
  • Review estimates with the CEO for all projects within the construction zones. Ensure projects are completed within the scope dictated within the estimate. 
  • Communicate all change order requests to the CEO 
  • Attend all onsite project meetings for construction zone 
  • Attend all project client meetings for projects within construction zone 
  • Complete preconstruction walks with internal project team 
  • Organize and compile project punch lists, disseminate a punch list to client, and schedule punch list completion accordingly

Communication

  • Monitor all client communication within construction zones, ensure communication is accurate, professional, clear, and organized 
  • Complete a weekly project status update to client including items completed within the week, anticipated schedule for the following week, delays, change requests, etc. Ensure email is sent by 1:00pm (MT) on Friday weekly. 
  • Line-out site superintendents on Standard Operating Procedures and Standard Work Instructions. Ensure site supers can disseminate information to the installation teams 
  • Complete and disseminate Project Completion Report to client

Administrative Responsibilities: 

  • Approve all subcontractor billing bi-weekly at time dictated by the Office Manager 
  • Monitor and approve employee time-clock entries biweekly at the time dictated by the Office Manager 
  • Complete material audits for projects within construction zone. Material audits are to be based on take-off vs. actuals. Report audit to the CEO 
  • Complete all necessary items within Procore

SUPERVISORY RESPONSIBILITIES

Trains and coaches direct reports. Sets schedules and workloads based on reasonable timelines.
The following will require signing off by and/or notification to the appropriate SLT member:
- Any serious injury or accident occurring on a CMS job site.
- Any liability, warranty, or damage issue.
- Any incidence of fraud or theft within the company.
- All purchasing of new tools and materials
- Disgruntled employees.
- Any incident involving damage to CMS or customer’s assets.
- A serious breach by an employee or stakeholder of our corporate values.
- Major strategic, cash, people, or brand initiatives.


Certificates and Licenses:

Forklift/MEWP - must be able to pass

Part 107 - must be able to pass

OSHA 30 - must be able to pass
