Position Overview

This role can be based in any of our US locations: Denver, CO; Phoenix, AZ; Quincy, WA; Santa Clara, CA; or Ashburn, VA.

The Development Strategy Senior Manager supports the integrated development planning function across North America by translating market intelligence, customer demand signals, portfolio priorities, infrastructure constraints, regulatory considerations, commercial requirements, and funnel development activity into clear, decision-ready recommendations. Reporting to the Senior Manager, Development Strategy, this role helps maintain portfolio visibility, support site and market prioritization, evaluate customer-led and proactive opportunities, manage recurring development reporting, and produce analyses and materials that guide capital allocation, leasable inventory creation, customer engagement, and executive decision-making.

Essential Job Functions

Business Development Enablement

  • Partner with marketing, sales, product, design, and operations teams to support prospecting, customer diversification efforts, and enterprise engagement initiatives.

  • Support the development of high-quality marketing materials, site briefs, and executive-level presentations aligned to a One Vantage approach.

  • Contribute to the commercial narrative and positioning of potential opportunities, ensuring alignment between customer requirements and Vantage's strategic and operational capabilities.

Enterprise Deal Execution & Commercial Structuring

  • Support and lead strategic and commercial workstreams across the opportunity lifecycle, from customer engagement and proposal development through negotiation and contract execution.

  • Collaborate with Sales, FP&A, Solutions Engineering, Development, and Delivery teams to develop, iterate, and refine robust business cases, supporting decision-making and bringing together commercial objectives, capital deployment, development timelines, and deal risks.

  • Guide commercial structuring decisions, including recurring versus non-recurring revenue models, indexation mechanics, lease terms, and financial sensitivities.

  • Provide commercial insight and constructive challenge to Sales and internal stakeholders to ensure proposals are commercially sound and aligned with governance requirements.

Commercial Governance & Process Architecture

  • Support the design, documentation, and continuous improvement of commercial processes, playbooks, and approval frameworks across the organization.

  • Drive adoption of commercial governance standards and tooling through enablement, training materials, and cross-functional alignment.

  • Serve as a key point of contact for commercial execution best practices, supporting consistent application of standards across opportunities and transactions.

Lease Agreements & Contract Structuring

  • Support the review and coordination of customer-facing lease agreements and commercial contracts, identifying key commercial considerations and governance requirements.

  • Partner with Legal to interpret contractual positions, commercial risk allocation, and structural terms, ensuring alignment with approved deal parameters.

  • Produce and maintain clear commercial summaries, matrices, and internal approval documentation post-signature.

  • Ensure strong document management practices, including version control, documentation standards, and access protocols.

Reporting & Commercial Insights

  • Design and maintain reporting frameworks to track business, commercial, and portfolio KPIs, contractual obligations, and key performance indicators that support executive decision-making.

  • Provide actionable insights to enable informed decision-making across the commercial organization.

  • Support pipeline governance and visibility through collaboration with Sales Operations, Finance, and other cross-functional stakeholders.

Process & Systems Optimization

  • Support the adoption and optimization of CRM, leasing, finance, and commercial tooling platforms.

  • Champion data integrity and quality across commercial systems to ensure reliable reporting and governance.

Cross-Functional Collaboration

  • Partner closely with marketing, sales, product, legal, finance, development, and operations teams to align commercial strategy and execution.

  • Operate confidently within a matrixed organization, fostering transparency, alignment, and accountability across functions.

Qualifications & Experience

  • Bachelor's degree in Business Administration, Finance, Legal, Economics, Real Estate, or a related field; MBA or professional accounting qualification preferred.

  • 8+ years of experience in commercial strategy, enterprise deal execution, contract structuring, commercial operations, development strategy, or related disciplines.

  • Demonstrated experience supporting large, multi-stakeholder enterprise opportunities within RFP-driven or structured sales environments.

  • Exposure to technology, data centers, telecommunications, infrastructure, financial services, real estate, or other capital-intensive industries.

  • Excellent written and verbal communication skills required.

Skills & Attributes

  • Strong financial acumen with experience building or interpreting commercial models and pricing methodologies.

  • Sound understanding of enterprise contract mechanics, including recurring and non-recurring revenue structures, SLAs, penalties, indexation, and governance frameworks.

  • Excellent documentation, communication, and presentation skills, with the ability to build structured commercial materials from first principles.

  • Commercial presence and confidence to engage, influence, and constructively challenge senior stakeholders.

  • Comfortable operating independently in environments of ambiguity, change, and evolving structure.

  • Proactive, hands-on mindset with the ability to balance execution discipline and strategic thinking.

Additional Duties:

  • Handle additional duties as assigned by Management.

  • Travel required is expected to be up to 10% but may increase over time as the business evolves.

Additional Details

  • Salary Range: $150,000-$160,000 Base + Bonus (this range is based on Colorado market data and may vary in other locations)

  • This position is eligible for company benefits including but not limited to medical, dental, and vision coverage, life and AD&D, short and long-term disability coverage, paid time off, employee assistance, participation in a 401k program that includes company match, and many other additional voluntary benefits.

  • Compensation for the role will depend on a number of factors, including your qualifications, skills, competencies, and experience and may fall outside of the range shown.
