Job description

Position Overview

  • The Hybrid Building Maintainer and School Custodian is an 8-hour daily position. While the role is typically split equally between skilled facility maintenance tasks (4 hours) and standard school custodial operations (4 hours), daily duties will be determined by the Director of Facilities on an as-needed basis. Depending on district operational needs, some days may require 8 full hours of custodial work (such as covering an employee absence), while other days may require 8 full hours of maintenance work. Regardless of the specific duties assigned for the day, compensation will remain strictly uniform. The employee will be paid the same consistent hourly rate for all 8 hours of work that day, as defined under the Custodian/Maintenance Hybrid classification within the collective bargaining contract. The core goal of this flexible arrangement remains to maintain the school plant in a state of operational excellence, ensuring a clean, safe, and fully functional learning environment free of interruptions.
  • Reports To: Director of Facilities
  • Position Status: Covered by the Collective Bargaining Agreement between the Ansonia Board of Education and Teamsters Local Union No. 443 (Custodians / Maintenance Hybrid).
  • Shift Division: Typically split equally between 4 Hours Skilled Maintenance Work / 4 Hours Custodial Work daily [1, 2]

Essential Duties & Responsibilities

 Maintenance Mechanic Duties (4 Hours Daily)

  • HVAC & Boiler Repair: Repair and maintain gas, hot water, steam, and oil boilers, hot air furnaces, air handlers, heat pumps, and cooling coils.
  • Energy Management Systems: Monitor Johnson Controls DDS and Siemens energy systems to maintain standard working temperatures.
  • Preventive Maintenance: Perform scheduled preventive tasks on HVAC equipment and other various preventative maintenance tasks on various building components
  • General Skilled Trades: Complete general repairs inside and outside the plant, including electrical, plumbing, concrete, tile, masonry, landscaping, and carpentry.
  • Inventory Control: Monitor maintenance / custodial supplies, fill out required authorization forms to recommend purchases.

School Custodian Duties (4 Hours Daily)

  • Facilities Cleaning: Sweep, vacuum, dust, mop, strip, and wax floors across designated classrooms and common areas.
  • Sanitation: Deep-clean and disinfect restroom sinks, toilets, urinals, mirrors, and classroom plumbing fixtures.
  • Stocking Supplies: Frequently monitor and restock essential supplies including hand soap, paper towels, and toilet tissue.
  • Waste & Logistics: Remove daily rubbish, help unload freight from delivery trucks, and move classroom furniture as requested.
  • Building Security: Unlock and lock school structures, secure windows, and properly manage building security alarms.
  • Grounds Care: Replace burnt-out light bulbs across the facility and clear snow or ice from walkways during winter weather.

General Qualifications

  • Diploma: High school diploma or general education degree (GED).
  • License Mandate: Priority will be given to applicants possessing a license in Heating and Cooling or have a building trades license.
  • Documentation Skills: Ability to read blueprints, interpret technical procedure manuals, write routine daily reports, and complete and close work orders in a timely matter via computer system
  • Interpersonal Skills: Proven capability to foster constructive, collaborative working relationships with supervisors, colleagues, students, and school visitors.

Working Conditions & Physical Requirements

Physical Capacity Demands

Keep in mind that this job demands constant movement and heavy physical labor throughout the 8-hour shift.

  • Movement Tasks: Continuous standing, walking, crouching, kneeling, reaching forward, and bending or twisting at the neck and trunk.
  • Hand Strength: Frequent power gripping to use mechanical hand/power tools, balance on ladder rungs, and control commercial scrubbing machinery.
  • Vision Needs: Requires strong close vision, color tracking capabilities, peripheral view, and depth perception.

Environmental Factors

  • Shift Variations: Evening, weekend, or on-call emergency overtime work may be required to support school activities, weather events, or unexpected system breakdowns.
  • Hazard Exposure: Regular work around moving machinery and occasional outdoor tasks in extreme cold or hot weather.
  • Chemical Handling: Regular use of potentially toxic or caustic chemical cleaning agents, degreasers, and petroleum products under strict safety standards.
  • Safety Protocol: High risk of contact with blood-borne materials during custodial functions. Compliance with state and local OSHA safety regulations, wearing protective gear, and following Elevated Work Procedures is strictly mandatory.
