Job description

Ergon Inc. seeks a full-time Director of Real Estate & Facilities. This role is responsible for leading Ergon's real estate portfolio, lease administration, and facilities operations. This strategic leadership role carries responsibility for managing real estate and facilities' budgets while driving cost efficiency, risk mitigation, and operational performance across multiple locations. The ideal candidate is an experienced leader with a strong background in commercial real estate, facilities management, financial planning, and stakeholder collaboration.

Key Responsibilities

Real Estate & Lease Management

  • Serve as the enterprise subject matter expert for all office real estate matters.
  • Lead lease negotiations, renewals, terminations, and site selection activities.
  • Maintain and optimize a centralized lease management database.
  • Conduct financial and market analysis to support leasing decisions.
  • Develop and standardize real estate processes and best practices.

Financial Leadership

  • Develop and manage real estate and facilities budgets.
  • Forecast expenses and identify cost-saving opportunities.
  • Monitor financial performance and report key operational metrics.

Facilities Management

  • Oversee approximately 300,000 square feet of office and facility space across multiple locations.
  • Lead the Facilities Manager and maintenance staff.
  • Implement preventive maintenance programs and capital improvement planning.
  • Ensure compliance with all applicable safety and regulatory requirements.

Strategic Planning

  • Partner with business leaders to evaluate current and future space requirements.
  • Coordinate office expansion, consolidation, and relocation initiatives.
  • Track headcount projections, lease expirations, and business growth to support long-term real estate strategy.

Stakeholder & Vendor Management

  • Represent Ergon in Mirror Lake Property Association matters.
  • Manage relationships with third-party vendors and external partners.
  • Collaborate across departments to deliver exceptional facility services.

Standards & Process Improvement

  • Establish and enforce standardized office configurations across all locations.
  • Evaluate requests for non-standard office layouts while balancing operational needs and cost effectiveness.
  • Drive continuous improvement initiatives across the Facilities Management function.

Required Qualifications

  • Bachelor's degree in Business, Real Estate, Engineering, or a related field.
  • Significant leadership experience in commercial real estate, facilities management, or related discipline.
  • Experience managing commercial lease negotiations and real estate portfolios.
  • Strong financial management, budgeting, and forecasting skills.
  • Excellent communication, negotiation, and relationship-building abilities.
  • Preferred experience supporting multi-site or industrial organizations.
  • Preferred demonstrated success leading cross-functional teams and strategic initiatives.
