Job description

The Senior Project Manager position is responsible for developing, implementing, and delivering the required project client services in the most effective and efficient manner possible, with the support of the Accounting, Estimating, and Operations Departments for existing/potential clients. The Senior Project Manager directly oversees assigned projects for costs and durations. This position is responsible for assisting in negotiating contracts, profit/loss of the assigned projects. This position will work out of the Pittsburgh, PA office location and is assigned to the Operations Department.

What you'll do:

  • Works as project lead - client's main point of contact for projects.
  • Subcontractors point of contact- contracts, schedule, extra work, RFI's, pricing.
  • Review roles of assistants.
  • Establish schedules.
  • Fill out pre-construction planning sheet.
  • Review project with accounting per manual.
  • Lead efforts for obtaining more pricing, as needed.
  • Review blueprint necessity for sites.
  • Subcontract buyout lead - schedule meetings on site for scope reviews, interviews, and initial contract negotiations.
  • Prepare contract scopes for subcontractors.
  • Contract information entry into Timberline for accounting.
  • Assure contact list for project gets to superintendent.
  • Initiate kickoff meeting with subcontractors and owners.
  • Review 2 week look-ahead sheets for distribution to superintendent.
  • Adjust schedule, if necessary, based on 2 week look-ahead.
  • Assure 2 week look-ahead/adjusted schedules are distributed to subcontractors.
  • Lead for material procurement/purchasing.
  • Subcontractor project manager initial point of contact.
  • Prepare and submit formal RFI's.
  • Review and assure dailies are in Dropbox folder.
  • Fill out subcontractor evaluations.
  • Invoice monthly preparations for transfer to accounting.
  • Prepare RCO/change order details.
  • Invoice follow through for date of payment information.
  • Follow up with issues- create issue action result log.
  • Lead on job progress meetings, as necessary.
  • Assure project manual is presented to client at project completion.
  • Final walkthrough/ punch list walkthrough with client.
  • Assure punch list items are completed by subcontractors.
  • Present client with warranty information.
  • Present client with closeout package.
  • Provide leadership and oversight for the day-to-day operations for all construction, project management and project administration activities assigned to staff.
  • Manage superintendents and project support staff. Assist in the development and implementation of corporate policies and procedures to achieve established corporate goals and support the corporate mission statement.
  • Responsible for high level oversight of multiple projects, as assigned.
    • Be involved from proposal through to project completion.
    • Oversee project management team and partners to bring in more business, as well as manage existing projects effectively.
  • Review bids, documents, and data for the project; assist in establishing of schedules and budgets for contract obligations.
    • Participate in contract negotiations and estimating handover meetings.
  • Take the initiative in working with all departments including cost/scheduling, procurement, quality assurance, construction, finance and accounting, safety, and other services required to be performed for the project to achieve an integrated project team approach to the work.
  • Review and implement all major purchase orders, sub-buy outs, and change orders and contracts/sub-contracts, and reviews change order controls to assure that all change orders are current and adequate.
  • Review and approve all project cost/profit forecasts; schedule and reconcile all commitments that exceed assigned budgets.
  • Oversee all client contacts and maintains working relationships at all levels throughout the period of projects.
    • Monitors and controls all contractual commitments to assure that all work is being performed in accordance with the specifications, drawings, and terms of the contract.
  • Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others.
  • Ensure project management staff is executing company policies and procedures on a regular basis, which includes but not limited to:
    • Project buyouts are kept within pace of construction.
    • Estimating has coordinated with project management with initial cost report and turnover meetings.
    • Project management staff has identified, tracked, and prepared long lead items, schedule of values, and project schedule.
    • Project management staff is documenting all project correspondence, including but not limited to RFI's, change orders, upholding and enforcing codes, and safety specifications.
  • Return all email and phone communications with a sense of urgency and timely manner.
  • Coordinate with Executive Vice President on any issues regarding subcontractors.
  • Conduct quality inspections and proper meetings with project management staff on a regular basis to facilitate operations department efficiently.
  • Additional tasks as necessary and/or assigned.

Your success story:

  • Bachelor's degree in civil engineering, architecture, or construction management or relevant experience in lieu of education.
  • Computer Skills; proficiency in MS office, required. Timberline and estimating software experience, preferred.
