Industrial Maintenance Technician - Mobile

The Maintenance Technician supports operation, inspection, and light maintenance processes to mechanical, electrical and plumbing equipment and systems across Northern New Jersey Industrial asset portfolio. This is an entry-level mobile position and can provide opportunities for growth in the engineering field.

You will work as part of an industrial property management team supporting 28M square feet of industrial assets in Northern New Jersey and Western New York (Exit 7A and north on the New Jersey turnpike)

Schedule: 1st shift, with on call requirements for evening & weekends

Responsibilities

Assist the property management team in proactively identifying maintenance and repair of buildings and equipment

Perform general maintenance including carpentry, HVAC, electrical, plumbing and/or painting as needed

Complete assigned work orders in Prism and maintains appropriate service documentation

Maintain tools, parts, equipment and supplies in clean and safe conditions

Work closely under the direction of Property Management team

Participate in ongoing technical, safety, and operational process training programs

Support on-call or emergency response situations (if applicable)

  • Complete periodic property/vacancy inspection reports. Escalate issues identified to General/Property Manager with email or call
  • Report any unexpected tenant changes (move-outs/sub-tenant signage etc)
  • Check Fire/Life Safety systems and surrounding areas at all buildings for cleanliness, condition and code compliance.
  • If applicable, operational systems such as emergency generator, fire alarm monitoring panel and sewage ejector/pump.
  • Completes special tasks that may include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
  • Respond effectively to all emergencies both during and after working hours.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize dangerous and safety hazards and propose methods to eliminate them.
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
  • Complies with all policies for the safe storage, usage and disposal of hazardous materials.
  • Other projects and tasks to be assigned

Requirements:

Candidate must possess and maintain a valid state driver's license and clean driving record

Candidate must possess basic computer skills and have the ability to use a laptop and iPad as directed by manager

Preferred Qualifications

1-2 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry

  • Fire Life Safety experience helpful - (fire sprinkler and fire alarm systems)
  • Trade school, union training, military service or college is desirable
  • Ability to lift up to 50 lbs
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneeling, lift and drive
  • Strong customer service skills
  • Successful candidate must be a self-motivated individual who can work independently or in a team environment

Estimated compensation for this position:

67,000.00 - 80,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
