Job overview

As a Commercial Property Maintenance Specialist, you will work with a team that specializes in maintaining the quality of the buildings and grounds at Speedway Properties' commercial properties, which include nearly 6 million square feet of combined residential and commercial space in Lincoln, NE. This position is available at both entry-level(Specialist I) and experienced (Specialist II) levels.

Here are the specifics:

  • Perform a variety of maintenance tasks, including painting, drywall repair, appliance replacement, plumbing, carpentry, and flooring repair.
  • Conduct minor to advanced HVAC, electrical, and hydraulic diagnostic and repair (Specialist II).
  • Assist with grounds keeping duties, such as lawn care, snow removal, and general landscaping.
  • Ensure cleanliness and proper upkeep of properties.
  • Operate forklifts and heavy equipment (Specialist II).
  • Complete work orders and document activities in Yardi.
  • Ensure tenant move-out and cleanup processes are completed and documented appropriately.
  • Drive Speedway vehicles to various locations as required.
  • Provide excellent customer service to tenants.
  • Maintain regular, reliable, and punctual attendance.
  • Adhere to all company policies, procedures, and safety protocols.
  • Take ownership of assigned responsibilities and follow through on commitments.

Work Environment

  • This role is required to work onsite.
  • Ability to lift up to 75 lbs., push/pull up to 100 lbs.
  • Requires use of computers and tablets for work order management.
  • Frequent pinching, grasping, and fine manipulation with fingers.
  • Frequent walking, standing, bending, reaching, kneeling, and squatting.

What you'll need to succeed in this position:

For Both Levels:

  • Valid driver's license.

For Specialist I (Entry-Level):

  • At least 6 months of related experience or equivalent relevant work experience.
  • Basic understanding of maintenance procedures.
  • Strong work ethic and attention to detail.
  • Must be able to read and comprehend technical manuals and blueprints.
  • Strong verbal and written communication skills.

For Specialist II (Experienced-Level):

  • At least 2 years of related experience or equivalent relevant work experience.
  • Full proficiency in one or more maintenance areas (e.g., HVAC, electrical, carpentry).
  • Advanced knowledge of maintenance procedures and safety protocols.
  • Strong time management skills and ability to prioritize tasks effectively.

Preferred Experience (for both levels):

  • Associate degree in Technology or Maintenance Engineering.
