Join Our Team as a Service Manager at Advenir Azora Living!

At Advenir Azora Living, every day is an exciting adventure in property management! You’ll make a real impact by helping people find homes and build communities. We focus on both residents and team members, offering transparent communication, growth opportunities, and a culture of strength.

As the Service Manager, you will oversee all aspects of community maintenance, ensuring our homes, amenities, and common areas are maintained to the highest standards. You'll be instrumental in creating maintenance operations from day one while supporting the successful lease-up of the community.

Responsibilities include:

  • Lead, mentor, and develop the onsite maintenance team.
  • Establish preventive maintenance programs and service protocols.
  • Coordinate and complete apartment home turns and move-in readiness.
  • Respond to and prioritize resident service requests with a customer-first mindset.
  • Oversee HVAC, plumbing, electrical, appliance, carpentry, and general maintenance repairs.
  • Ensure community grounds, amenities, and common areas remain clean, safe, and well-maintained.
  • Manage maintenance inventory, supplies, vendor relationships, and service contracts.
  • Ensure compliance with OSHA, Fair Housing, EPA, and company safety standards.
  • Participate in the on-call emergency maintenance rotation.
  • Partner closely with the Community Manager and Leasing Team to support leasing goals and deliver an exceptional resident experience.
What We're Looking For
  • 5+ years of multifamily, Build-to-Rent, or single-family rental maintenance leadership experience.
  • Previous experience as a Service Manager, Maintenance Supervisor, or similar leadership role.
  • Lease-up experience strongly preferred.
  • Strong knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance.
  • EPA Certification required (Universal preferred).
  • CPO and HVAC certifications are a plus.
  • Proven leadership, organization, and problem-solving skills.
  • Excellent customer service and communication abilities.
  • Ability to prioritize multiple projects in a fast-paced environment.
  • Valid driver's license and reliable transportation is required.
