Job description

Leasing/Maintenance Technician

Are you someone who enjoys helping people, solving problems, and taking pride in a well-maintained community? We're seeking a motivated Leasing /Maintenance Technician to join our team. This unique role combines customer service, leasing, apartment maintenance, and community upkeep to create an exceptional living experience for our residents.

In this position, you'll help prospective residents find their next home while also ensuring apartments, common areas, and property amenities are maintained to the highest standards. Compensation & Schedule

  • Pay: $18-$22/hour plus leasing commissions
  • Full-Time
  • Weekend availability as needed

Essential Job Functions

Leasing & Resident Services Responsibilities

  1. Conduct apartment tours and professionally present the community to prospective residents.
  2. Manage leasing leads from phone calls, email, text messages, walk-ins, and online inquiries.
  3. Follow established leasing procedures and all Fair Housing guidelines.
  4. Process rental applications and assist with lease preparation, execution, and move-in coordination.
  5. Maintain accurate prospect, resident, and lead activity within CRM and property management software.
  6. Assist with resident retention efforts, lease renewals, and resident satisfaction initiatives.
  7. Perform move-in and move-out inspections and accurately document apartment conditions.
  8. Monitor apartment readiness and communicate apartment status with management and maintenance teams.
  9. Submit, track, and follow up on maintenance requests to ensure timely completion.
  10. Assist with rent collection, resident account inquiries, and customer service concerns.
  11. Support marketing efforts, outreach initiatives, resident events, and market surveys.
  12. Maintain professional curb appeal, model apartments, amenity spaces, and common areas.
  13. Build positive resident relationships through consistent communication and prompt follow-up.

Maintenance Responsibilities

  1. Perform maintenance duties that promote resident satisfaction, preserve property assets, and support the overall success of the community.
  2. Prepare vacant apartments to market-ready condition, including repairs, touch-up work, appliance checks, and quality inspections.
  3. Respond to maintenance service requests in a timely, professional, and courteous manner.
  4. Assist with preventative maintenance programs to reduce equipment failures and extend asset life.
  5. Perform routine/light maintenance tasks including, but not limited to:
    • Light bulb replacement
    • Limited HVAC maintenance and repairs
    • Filter replacement
    • Lock repairs
    • Window blind installation and repair
    • Caulking
    • Painting
    • Appliance maintenance
    • Vinyl repair and installation
    • Pool maintenance and water testing where applicable
  6. Inspect vacant apartments, common areas, grounds, garages, clubhouses, and mechanical spaces and report deficiencies.
  7. Assist with snow and ice removal.
  8. Work with other team members to maintain grounds, parking areas, and common areas free of debris.
  9. Properly use company tools, maintenance equipment, and motorized vehicles.
  10. Assist with special projects, capital improvements, and preventative maintenance initiatives.
  11. Clean gutters and maintain garage doors, boiler rooms, storage areas, and utility spaces where applicable.
  12. Maintain a positive, professional, and service-oriented attitude when interacting with residents, prospects, vendors, coworkers, and the public.
  13. Perform additional duties as assigned.

Qualifications

Leasing Qualifications

  • Previous experience in apartment leasing, property management, hospitality, retail sales, customer service, or a related field preferred.
  • Strong sales, organizational, and follow-up skills.
  • Knowledge of Fair Housing practices or willingness to learn.
  • Strong verbal and written communication skills.
  • Comfortable using CRM software, property management systems, and Microsoft Office programs.

Maintenance Qualifications

  • Basic knowledge of:
    • Electrical systems
    • Plumbing repairs
    • Drywall repair

  • Ability to safely operate maintenance equipment and tools including:

Physical Requirements

  • Walk apartment communities regularly, including stairs and outdoor areas.
  • Lift and carry up to 50 pounds. Team lift up to 100 pounds.
  • Bend, kneel, stoop, reach, climb ladders, and stand for extended periods.
  • Work indoors and outdoors in varying weather conditions.
  • Participate in snow removal.
