Job description

The Buildings & Grounds Manager is responsible for ensuring the recurring maintenance and implementation of replacement projects at properties under our management. The role includes negotiation and awarding of service contracts, drafting requests for proposals, soliciting bids, negotiating and awarding contracts and performing oversight at the job site. The Building & Grounds Manager reports to the President.

Roles & Responsibilities:

· Award service contracts for:

o Cleaning of common areas

o Trash collection

o Landscaping maintenance

o Snow removal

o Pest control

o HVAC preventative maintenance

o For the above: draft contracts, solicit bids, award contracts and oversee the work

· Oversee periodic maintenance at properties such as:

o Parking lot maintenance (crack fill, seal coat, pot holes)

o Gutter cleaning

o Fire safety and inspections

o Intercom maintenance

o Upkeep and repair of laundry machines

o Entry doors

· Plan and implement replacement projects

o Roofing

o Parking lots / driveways

o Siding

o Boilers, water heaters, furnaces, condensers

o Draft requests for proposals (RFP), solicit bids, award contracts, oversee execution and completion

· Continual Improvement

o Make recommendations and assist in developing best practices

o Collaborate as a key team-player with staff to improve brand

Requirements & Qualifications:

· College graduate preferred

· Very good knowledge and experience in building construction and building maintenance

· Good negotiation skills

· Good writing skills and experience with WORD and EXCEL

· Ability to learn and work well with ERP software

· Excellent interpersonal skills, professional demeanor

· Team player with drive for high customer satisfaction, high integrity and commitment to company brand and vision
