POSITION SUMMARY
The Mortgage Loan Originator is responsible for developing new residential mortgage business by building trusted relationships, identifying clients’ home financing needs, and guiding clients through the mortgage lending process from application through closing. The primary duty of this position is the sale and origination of residential mortgage lending solutions through proactive business development, relationship building, referral generation, and direct client sales activities. This role originates residential mortgage loans, including home equity lending solutions, while delivering an exceptional client experience and ensuring compliance with all applicable regulatory requirements.
As an outside sales position, the Mortgage Loan Originator customarily and regularly conducts sales and business development activities away from GreenWay Bank’s offices, including meeting with prospective clients and referral partners at real estate offices, builder locations, businesses, community and industry events, and other locations throughout the local market. The position also maintains a GreenWay Bank office and performs appropriate client meetings, loan origination, follow-up, administrative, and other responsibilities from the Bank’s offices as needed.
Success in this role is achieved by building lasting client relationships, generating new mortgage opportunities, deepening overall banking relationships, and contributing to the growth of GreenWay Bank through consultative financial solutions, business development, and proactive identification of opportunities to connect clients with additional GreenWay Bank products and services.
ESSENTIAL RESPONSIBILITIES & DUTIES
  • Develop and originate residential mortgage lending opportunities through referrals, networking, community involvement, business development activities, and relationship-building efforts that contribute to individual production goals, overall Bank growth, and the development of broader banking relationships.
  • Customarily and regularly engage in mortgage sales and business development activities away from GreenWay Bank’s offices, including face-to-face meetings with prospective clients, Realtors, builders, attorneys, financial professionals, community partners, and other referral sources throughout the local market to develop relationships and generate residential mortgage business.
  • Build and maintain strong relationships with clients, Realtors, builders, attorneys, and other referral partners to generate new business opportunities and strengthen GreenWay Bank’s presence within the communities we serve.
  • Independently plan and manage business development activities, external appointments, referral partner meetings, networking activities, and other sales efforts to develop and maintain an active pipeline of mortgage opportunities.
  • Guide clients through the residential mortgage lending process from initial consultation through closing by evaluating financing needs, recommending appropriate lending solutions, collecting required documentation, completing a loan application, communicating proactively, and delivering an exceptional client experience.
  • Analyze clients’ qualifications by reviewing income, assets, credit history, debt obligations, and other financial information to determine appropriate mortgage solutions while adhering to underwriting guidelines and regulatory requirements.
  • Issue accurate and timely pre-qualification letters based on verified borrower data.
  • Update clients and real estate agents regularly regarding loan approval milestones.
  • Deepen client relationships and support overall Bank growth by proactively identifying clients’ broader financial needs and connecting them with appropriate GreenWay Bank products, services, and internal partners, including checking and savings accounts, deposit solutions, consumer and auto lending, home equity solutions, business banking and treasury services, commercial lending, and other Bank services through internal referrals.
  • Maintain an active pipeline of mortgage applications by ensuring timely follow-up, accurate documentation, proactive communication, and efficient coordination with processing, underwriting, closing, and other internal partners to achieve quality and timely loan closings.
  • Maintain a thorough understanding of residential mortgage products, market trends, lending guidelines, and regulatory requirements while ensuring compliance with all applicable federal and state banking regulations, internal policies, and quality standards.
  • Represent GreenWay Bank professionally by actively participating in community organizations, networking opportunities, educational events, and business development activities both within and outside traditional business hours, as appropriate, that strengthen the Bank’s reputation, generate qualified lending opportunities, and support long-term relationship growth.
  • Perform other duties, responsibilities, and special projects as assigned.

QUALIFICATIONS
  • Education
    • Associate degree in Business, Finance, or a related field preferred; equivalent banking or lending experience may be considered.
  • Experience
    • Minimum of two (2) years of experience in residential mortgage lending, consumer banking, or a related financial services role preferred.
    • Demonstrated success in developing client relationships, originating residential mortgage loans, and generating new business opportunities.
    • Experience working within a goal-oriented sales and service environment preferred.
  • Knowledge, Skills, & Abilities
    • Strong knowledge of residential mortgage products, secondary market underwriting guidelines (FHLB Cincinnati & Freddie Mac), lending practices, and applicable regulatory requirements.
    • Excellent relationship-building, communication, and interpersonal skills with the ability to establish trust and deliver exceptional client experiences.
    • Strong sales, business development, and networking skills with a focus on achieving measurable results.
    • Ability and willingness to customarily and regularly conduct sales, client development, and relationship-building activities away from GreenWay Bank’s offices throughout the local market.
    • Excellent organizational, analytical, and time management skills with the ability to effectively manage multiple priorities and deadlines.
    • Ability to exercise sound judgment, maintain confidentiality, and solve problems in a professional manner.
    • Proficiency with mortgage loan origination systems, Microsoft Office Suite, and other banking technology platforms.
    • Ability to work independently while collaborating effectively with internal business partners to achieve client and organizational goals.

  • Must possess or be able to obtain and maintain registration through the Nationwide Multistate Licensing System & Registry (NMLS) as required by applicable regulations.
  • Valid driver’s license and the ability to travel independently throughout the Bank’s markets and surrounding communities as required to perform the essential sales, business development, client relationship, prospect relationship, and community engagement responsibilities of the position.

PHYSICAL REQUIREMENTS & WORK ENVIRONMENT
This position operates in both professional office and external business development environments and routinely uses standard office equipment, including computers, phones, printers, scanners, mobile technology, and other business systems. The position customarily and regularly performs sales, business development, client relationship, and/or community engagement activities away from GreenWay Bank’s offices throughout the markets served.
While performing the essential functions of this role, the employee may be required to:
