Job description

Under general supervision of the Administrator, the Director of Maintenance oversees and assures the safe, timely and efficient upkeep of all vehicles, facilities, buildings and grounds utilized on campus. The Director is responsible for all departmental functions, including personnel selection and supervision; daily servicing, maintenance and repair of campus utilities; materials management; resource planning; budgeting and administrative oversight. The Director exercises considerable independent judgment within a framework of established departmental goals, objectives, policies and practices.

Essential Job Duties and Responsibilities:

Supervise and direct the actions of subordinate maintenance staff. Develop work schedules and assign work to fulfill departmental obligations efficiently and productively.

Develop and consistently apply written performance standards to evaluate employee performance.

Counsel, discipline and resolve grievances among department employees. Prepare written forecasts of personnel requirements and communicate ongoing staffing needs to human resources staff.

Monitor garage and shop work flow. Analyze maintenance and repair records to ensure strict adherence to established preventive maintenance schedules, work quality standards and OSHA regulations.

Assist subordinate personnel with diagnosis of major repairs, snow/trash removal, implementation of servicing and rehabilitative maintenance campaigns, and related efforts requiring management direction.

Oversee and coordinate materials management activities, including procurement, storage and disposition of parts and supplies; and communication with vendors and suppliers to facilitate timely delivery of goods and services purchased.

Develop and implement cost control programs. Supervise annual inventory of physical assets in collaboration with Finance Director. Monitor disposition of excess property and equipment.

Participate in management staff meetings at the discretion of the Administrator.

Will be "on call" for emergencies and respond to emergencies situations as needed.

Recommend departmental and campus-wide safety procedures. Assist other departments with development and implementation of safety and severe weather operating procedures.

Will follow through on other duties as assigned by supervisor.

Interacts with outside vendors, as needed.
