Description:

Position Summary: The Director of Engineering serves as the chief administrator of the property’s physical assets and infrastructure. The primary objective is to supervise the maintenance operations and physical condition of the hotel and residences to ensure the highest standards of guest satisfaction within the allotted budget. This role balances technical expertise with strategic financial oversight to provide a seamless, luxury experience.


Essential Duties and Responsibilities: (Other duties may be assigned)

Operations & Technical Oversight

  • Comprehensive Asset Management: Supervises and maintains all hotel and spa infrastructure, including HVAC, refrigeration, plumbing, electrical substations, water treatment, kitchen equipment, emergency generators, and roofing systems.
  • Quality Inspections: Conducts regular evaluations of the entire property—including guestrooms, public areas, and pools—documenting findings through formal inspection reports to ensure the highest physical standards.
  • Technical Execution: Performs and oversees essential maintenance activities such as painting, wiring, and plumbing, while personally monitoring boilers and furnaces to ensure consistent guest comfort.
  • Project Efficiency: Establishes work procedures and schedules to ensure all maintenance assignments and material orders are completed accurately and by specified deadlines.

Strategic Planning & Finance

  • Budgetary Control: Manages departmental expenses within the allotted plan and assists the VP of Hospitality with long-term capital budgeting (CAPEX).
  • Capital Improvement Advocacy: Submits formal recommendations to management for major repairs, furnishings, equipment relocation, space reallocation, and interior/exterior painting projects.
  • Attends periodic meetings with CEO/Managing Director and/or department heads, conducts and/or participates in safety meetings at designated intervals with hotel staff. Attends Peaks Resort HOA Board of Director Meetings to give updates to owners/Board Members. Periodic inquiries with Board Members and owners including the HOA Management company.
  • Executive Reporting: Notifies senior leadership of critical needs regarding major infrastructure additions or repairs to lighting, heating, and ventilation systems.

Leadership & Team Management

  • Personnel Lifecycle: Directly manages the engineering team, including recruitment, hiring, training, coaching, performance evaluations, and disciplinary actions.
  • Operational Direction: Interprets job orders, technical specifications, and company policies for staff; analyzes and resolves complex work problems to support team productivity.
  • Cross-Departmental Collaboration: Partners closely with Housekeeping and Front Office departments to streamline repair issues and maximize guest satisfaction scores.

Safety & Compliance

  • Regulatory Oversight: Ensures strict compliance with OSHA standards, including equipment safety, chemical dilution protocols, and blood-borne pathogen procedures.
  • Communication: Maintains professional verbal and written communication across all levels of the organization to ensure operational alignment and safety awareness.
Requirements:

Knowledge Skills and Abilities

  • In-depth understanding of HVAC, commercial refrigeration, electrical substations, plumbing, and emergency generators.
  • Knowledge of water treatment and softeners for large-scale spas and pools.
  • Mastery of OSHA safety standards, blood-borne pathogen protocols, and local building codes.
  • Ability to manage departmental expense plans and collaborate on multi-million dollar CAPEX (Capital Expenditure) budgets.
  • Proven ability to order materials, schedule labor, and meet strict deadlines for major repairs.
  • Strong verbal and written communication skills suitable for interacting with both entry-level tradespeople and executive VPs.

Education and/or Experience:

Bachelor’s Degree (B.S) or Associate’s Degree of Applied Science in Engineering and/or 10 years of industry-related experience and 10 years of management experience.


Compensation and benefits include:

Annual salary of $130,000–$160,000, based on experience

Annual performance bonus of up to 20% of base salary
